Marsa Al Saadiyat is a planned waterfront destination on Saadiyat Island in Abu Dhabi. Masterplanned by Aldar and formerly called Saadiyat Marina District, it brings homes, a marina, beaches and cultural experiences into one connected district.
The vision unfolds across 6.4 million square metres. Private mansions, luxury villas, waterfront apartments and branded residences are planned across the wider destination. Talay is the first announced residential address, a collection of contemporary villas.

Marsa Al Saadiyat is on Saadiyat Island in Abu Dhabi, with a planned pedestrian connection to Saadiyat Cultural District. The announced infrastructure includes future road and tunnel links towards Reem Island and Umm Yifeenah Island, and a planned underground Etihad Rail station.
Transport links and community facilities are planned. Exact access, views and completion timing depend on the individual release.

Which property types are planned?
The wider Marsa masterplan includes private mansions, luxury villas, waterfront apartments and branded residences. Talay is specifically described as contemporary villas. Individual specifications and availability depend on the release.
When will Marsa Al Saadiyat be completed?
A residential handover date was not verified in the official materials reviewed. The 2030 date associated with Dar al Funoon concerns the performing arts venue and should not be treated as a home-completion date.
