Terms of Service

The site is operated by Luxury Located Real Estate, a real estate brokerage operating in Dubai, United Arab Emirates. In these terms "we", "us" and "our" mean Luxury Located Real Estate; "you" means the person using the site.

Our trade licence number, its issuing authority, our RERA ORN and our registered office address are available on request at info@luxurylocated.com and will be published here once confirmed.

Everything on this site is marketing and general information about property. It is not investment advice, not a personal recommendation, not tax advice, not legal advice, and not a financial promotion. We are a brokerage, not a licensed financial adviser.

That applies with particular force to the calculators under /tools: the mortgage, rental yield, cost-of-buying, payment plan, rent-versus-buy and Golden Visa tools are illustrative models built on assumptions you can change. They are not quotes, not offers of finance, not eligibility decisions, and not a statement of what any bank, developer or government authority will actually do. Golden Visa and residency outcomes are decided by the UAE authorities alone, on rules that change.

Take your own independent advice, from a professional regulated to give it, before you commit money.

We take reasonable care with what we publish, but property data moves faster than any website. You should treat everything on this site as a starting point to be verified before you rely on it.

• Prices, availability, service charges, sizes, floor plans, completion dates, payment plans and unit mixes can change without notice, and frequently do. Developer price lists in particular are revised between releases.
• Off-plan launch prices, starting prices and payment plans are the developer's, not ours. We publish what the developer has released at the time. They are indicative, subject to availability, and subject to the developer's own terms.
• Handover and completion dates are developer estimates. Delay is normal in off-plan and is not something we control or warrant.
• Areas are stated in the unit shown by the site's own area-unit switch. Conversions are rounded and are approximate. Measured areas in the sale documents prevail.
• Currency conversions displayed by the currency switch are indicative only. Every transaction is in AED unless the contract says otherwise.
• Images, renders and video for off-plan projects are the developer's marketing material. Renders are artist impressions, not the finished product.
• Some project and unit data on this site originates from third-party sources and public developer material. Where we have not independently verified a figure, do not assume we have.

Nothing on the site is an offer capable of acceptance. No contract for any property comes into existence through this website.

Brochures, floor plans, price lists and project documents available through the site are the copyright of the developer or the owner who supplied them. They are not ours to license, and we do not claim ownership of them.

We make them available to you for one purpose: evaluating a property for yourself. You may view, download and print them for that personal, non-commercial purpose. You may not republish, resell, redistribute, scrape, systematically download, or use them to build a competing product or database, and you may not remove any developer branding from them.

Some documents are available only once you have a registered account. That gate is deliberate: it is how we know who we are sending developer material to.

Registering gives you saved properties, saved searches with email alerts, and access to gated documents. In exchange:

• Give accurate registration details and keep them current. An account created with someone else's identity will be closed.
• You are responsible for your password and for everything done through your account. Tell us straight away if you think it has been used by someone else.
• Accounts are personal. Do not share, sell or transfer one.
• Agent and partner accounts carry additional obligations, including that any listing content you upload is accurate, is yours to publish, and complies with UAE advertising and RERA rules.
• You can close your account at any time by writing to us, and you can turn off saved-search alerts from any alert email or from your account.

We may suspend or close an account that is used to break these terms, to harvest data, to impersonate someone, or in a way that puts the site or other users at risk.

The site is for people looking at property. It is not a data source. You must not:

• scrape, crawl, mirror, or systematically extract listings, project data, images or documents, by any automated means, except for a search engine crawling in the ordinary way and within our robots directives;
• circumvent, or attempt to circumvent, the rate limits, bot protection or registration gates on the site;
• use the site or any content on it to build, train or populate a competing listing portal, database or product;
• submit false enquiries, bulk-submit forms, or use our contact forms to send marketing to us;
• attempt to gain access to accounts, data or systems you are not entitled to, or probe the site for vulnerabilities without our written permission.

We rate limit, block automated harvesters, and log abuse. Persistent scraping will be treated as a breach of these terms.

When you send an enquiry, book a viewing, use the concierge, or subscribe to the newsletter, you are asking us to contact you back about property, by email, phone or WhatsApp. You can tell us to stop at any time, and every newsletter and alert email carries an unsubscribe link. How we handle what you send is set out in the Privacy Policy.

The site links to and displays material from third parties: developers, document hosts, mapping providers and the like. We are not responsible for third-party content, third party sites, or anything you agree with a developer or a bank directly. Any transaction you enter into with a developer, seller, landlord or lender is between you and them.

The site itself, its design, its written guides and market commentary, and the Luxury Located name and marks are ours or our licensors'. You may link to the site and quote short extracts with attribution. Everything else needs our written permission.

The site is provided as it is. To the fullest extent UAE law allows, we exclude implied warranties, and we are not liable for lost profit, lost opportunity, or loss arising from a decision you took in reliance on information published here that turned out to be out of date or inaccurate. We do not exclude liability for fraud, for fraudulent misrepresentation, or for anything that cannot lawfully be excluded.

We do not warrant that the site will be uninterrupted or error free, and we may change, suspend or withdraw any part of it.

We may update these terms. The version on this page is the one in force, and the date at the top tells you when it last changed materially. Continuing to use the site after a change means you accept the updated terms.

These terms, and any dispute arising out of them or out of your use of the site, are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai. The courts of Dubai have exclusive jurisdiction.

Nothing here displaces the mandatory protections of UAE consumer or real estate regulation, or the jurisdiction of RERA and the Dubai Land Department over brokerage conduct.
