The 55% due during construction fell in six instalments of 5% to 15%, May 2024, November 2024, May 2025, March 2026, November 2026 and July 2027. Buying now means a resale from a private owner, on whatever terms the two sides agree.

Dubai Land Department registration is charged at 4% of the purchase price on top, which is about AED 232,000 at this resale price. That 5% booking payment is not paid to Aldar Properties PJSC directly: Dubai's Law 8 of 2007 requires a registered project to hold it in a RERA-supervised escrow account, drawn down against certified construction progress.
