Dubai South, originally Dubai World Central, is the largest single planned urban development in Dubai, built as an aviation and logistics ecosystem around Al Maktoum International Airport (AMIA). The expansion is a $35 billion project with a stated goal of making AMIA the world's largest airport: capacity rises to 150 million passengers within a decade, then up to 260 million passengers and 12 million tonnes of cargo at full build-out, backed by over AED 100 billion in government spending on the airport, transport links and supporting infrastructure.
Connectivity is being built to match: a Dubai Metro Blue Line extension runs directly to Al Maktoum Airport, and Etihad Rail lists the airport as a designated stop on the national network. Dubai South is currently the only community in the south of the city with a dedicated Metro station and direct proximity to what will be the region's primary airport.
The transaction data already reflects this: Dubai South property sales exceeded AED 15 billion in the first five months of 2025 alone, ahead of nearly the entire AED 16.1 billion recorded for all of 2024. For investors, the pattern mirrors Dubai's earlier growth corridors, infrastructure spend of this scale has historically preceded, not followed, the price cycle.
