Palm Jebel Ali is Nakheel's second palm island, roughly 13.4 square kilometres and more than twice the footprint of Palm Jumeirah, adding around 91 kilometres of coastline to Dubai. Relaunched in 2023 as a centrepiece of the Dubai 2040 Urban Master Plan, its first phases comprise beach and coral villa collections across Fronds A to F, with marina and retail districts, hotels and green space to follow on the trunk and crescent.

Connectivity is under active construction rather than promised on a brochure: a dedicated 6-kilometre public access road is being built direct from Sheikh Zayed Road onto the island, and Nakheel has confirmed roughly AED 750 million of major infrastructure works, roads, utilities, power distribution and telecoms, scheduled for completion by the end of 2026. In April 2026 Nakheel awarded AED 3.5 billion in construction contracts for the first 544 villas. Schools, retail and community facilities are part of the published masterplan alongside the residential fronds.

The investment case rests on scarcity and sequence: frond-front villas are the first product to market on an island that will take a decade to build out, in a city where beachfront supply is permanently constrained. Early buyers on Palm Jumeirah saw exactly this cycle play out, entry prices well below what the finished island commanded. Dubai prime communities more broadly have run gross rental yields of 6-9% in recent years, though yield data specific to Palm Jebel Ali will only be meaningful once transaction volume builds after handover.
