Choosing a developer: common questions
How do I check a Dubai developer is registered?+
Every Dubai off-plan project must be registered with the Real Estate Regulatory Agency and hold a RERA-supervised escrow account under Law 8 of 2007 before it can sell. The Dubai Land Department's public project register lists the project, its developer and its escrow status; each project page here links the developer's other projects so the record can be read side by side.
What does a developer's track record on this site show?+
Each developer page counts the projects we track for that developer, how many are open for sale, the areas they build in, the typical payment plan split across their current launches, and their published handover years. It is built from the developer's own marketing data, refreshed with the source listings, not from Land Department completion records.
Does a bigger developer mean a safer purchase?+
Not by itself. The protection a buyer relies on is the same for every registered project: payments sit in escrow and are released against certified construction progress. What differs is delivery history, which the handover years on each developer page begin to show, and the terms in the sale and purchase agreement, which we read with you before you commit.
Who pays your fee when I buy through you?+
The developer. A buyer pays the developer's list price whether they book direct or through a registered broker, and the broker's commission comes from the developer's marketing budget. What a buyer gets from us is the comparison across developers on this site and an advisor who has read the plan.
