Dubai Islands

Dubai Islands is Nakheel's five-island, 17 square kilometre waterfront masterplan on the site of the former Deira Islands project, reworked as a centrepiece of the Dubai 2040 Urban Master Plan. Each island carries its own character, from marina living to resort hospitality, with a combined plan for around 49,000 homes and more than 231,000 residents at full build-out.

Connectivity runs through the Infinity Bridge and a set of internal roads and bridges tying into the Al Shindagha Corridor, putting Dubai International Airport roughly 10 minutes away and Downtown Dubai around 15. In April 2026 Nakheel awarded a AED 527 million contract for Island B's primary infrastructure, roads, potable water, power, telecoms, drainage and district cooling, alongside an 87-hotel hospitality pipeline (three already open) and the Nakheel Marinas facility, 248 wet berths and 13 dedicated superyacht berths.

For investors, the case is early-stage island scarcity: waterfront plots on a masterplan this size are sold in phases, and the infrastructure contracts landing now are the leading indicator of which fronds and islands move first. Dubai's established pattern, seen on Palm Jumeirah and now Palm Jebel Ali, has consistently rewarded buyers who commit before the marina and hospitality layer is finished.
