Payments are staged 5% on booking, 65% during construction and 30% at handover. The 65% due during construction falls in six instalments of 5% to 15%. At the AED 4,600,000 entry price, that is AED 230,000 to reserve a unit, AED 2,990,000 across the build, and AED 1,380,000 due on completion.

The Dubai Land Department registration fee is 4% of the purchase price, payable on top: about AED 184,000 at this entry price. That 5% booking payment is not paid to Aldar Properties PJSC directly: Dubai's Law 8 of 2007 requires a registered project to hold it in a RERA-supervised escrow account, drawn down against certified construction progress.
