What you pay, and when

The launch payment plan was 5% on booking, 55% during construction and 40% at handover. Buying now means a resale from a private owner, on whatever terms the two sides agree.

Registration with the Dubai Land Department adds 4% of the purchase price, roughly AED 212,000 at this resale price. That 5% booking payment is not paid to Aldar Properties PJSC directly: Dubai's Law 8 of 2007 requires a registered project to hold it in a RERA-supervised escrow account, drawn down against certified construction progress.

Ownership and residency

Tranquillity is sold freehold, so a buyer of any nationality can own a unit outright and hold the title deed. The 10 year UAE golden visa has a property threshold of AED 2,000,000, and the cheapest resale listed is at or above it, so a resale at that price qualifies on its own.

The development is villas in 3 to 6 bedroom layouts. Every layout is 3 bedrooms or more and the site has children's facilities, which is family stock rather than investor stock. The developer has sold out, so anything available here is a resale from a private owner.
