Dubai Hills Estate

Dubai Hills Estate is an Emaar district in a way almost nothing else in the city is. Of the 53 off-plan projects we hold here, Emaar built 35. The remaining 18 come from ten developers, and only Ellington, H&H, Octa, National Properties and Cityview appear more than once. That concentration is the district's defining commercial fact: pricing, release timing and product mix are set by one developer, and the independents are positioned against Emaar rather than against each other.

The range runs from AED 871,538 to AED 43,800,000, with a median project starting at AED 1,719,888. Apartments account for 42 of the 53 projects, with 12 townhouse and 11 villa schemes layered on top, and the villa tier is where the ceiling sits: Avra and Aurora at AED 43.8 million, Lamborghini Mansions at AED 27.6 million, Eden House at AED 24.4 million, Address Hillcrest at AED 23 million. Against a golf course, a mall and a hospital already built and open, that ladder is the clearest value argument in this guide.

The honest position on availability: 40 of the 53 projects are marked sold out and only 11 are open. Dubai Hills Estate sells out at launch and has done so consistently, which means the practical route in is either a resale on an existing contract or a place in the queue for the next Emaar release. Of the projects we hold, 20 are finished and 33 are under construction, and deliveries are spread unusually evenly, between eight and eleven projects a year from 2026 through 2029, so this is not a district with a handover cliff to time around. The case here is less about finding a window and more about being ready when one opens.
