The city median is the sales-weighted median of every tracked community’s three-month median per square foot: half of the twelve-month sales happened in communities pricing at or below AED 1,705. The unweighted median of the community medians is AED 1,619.
Jumeirah Bay Island carries the highest community median at AED 8,029 per square foot, and Dubai South is the busiest register with 15,232 sales in twelve months.

Method
Every figure is computed from Dubai Land Department registered sale transactions, aggregated by community and by building. A community median is the median price per square foot of its registered sales over the last three complete months; the part month the register was cut in is never counted. A community with fewer than five sales in a three-month window carries no trend. A community is quoted as rising or easing only with at least 300 sales in twelve months, so a handful of transfers cannot move the table. A three-month change is still a change in what sold, not only in prices: a quarter heavy in villas or in one new tower moves a community median without any unit repricing, so read the movers as where to look, not as an index.
A community written with a slash (Town Square / Arabian Ranches 3, Dubai Maritime City / Mina Rashid) is two neighbouring master developments the Land Department files under one area, and its median blends both. Off-plan registrations are included and flagged on each community page. Asking prices, valuations and portal listings are not in any figure. Editions are cut monthly from the register and frozen: the September 2026 figures above will read the same in a year.
