Mina Rashid is Emaar's redevelopment of Port Rashid, the city's original deep-water port, on the coast between Bur Dubai and Dubai Maritime City. Its centrepiece is Rashid Yachts and Marina, a working marina cut into the old port basin, with the retired Queen Elizabeth 2 moored alongside as a hotel.
The housing is new-build Emaar apartments in mid-rise waterfront blocks arranged around the marina and the promenade. The specification is the familiar Emaar standard, and the setting is unusual for this side of the city: genuine sea and marina frontage a few minutes from the old town rather than out on the new coastline.
It suits a buyer who wants waterfront in an established, central part of Dubai rather than in a distant master community, and who is comfortable being early. It suits less well someone who needs the district finished and populated now, or who wants the restaurant and retail depth of the Marina.

Living in Mina Rashid
Life here currently revolves around the marina promenade and the completed early phases, which are quiet and pleasant, with cafes, berths and open water. The rest is still being built, so the district does not yet function as a neighbourhood: retail is limited, there is no mall inside it, and residents drive to Bur Dubai, Al Seef or Downtown for most things. The old city is genuinely close.
Access is via Sheikh Rashid Road and the Shindagha corridor, with the Green Line running through Bur Dubai a short drive inland. Service charges are moderate for the specification and the community is Emaar-managed, which keeps standards and budgets predictable. Expect continued construction across the site for years, alongside the operational cruise terminal, which brings coach and passenger traffic on ship days.

This is an Emaar off-plan district, so the buyers arrive through Emaar's international channels: British, Indian, Russian, Chinese and Gulf purchasers, most on payment plans, many buying without seeing the site. The pitch that lands is waterfront ownership with a marina berth culture, at a price well under the Palm or the Marina, in a location closer to old Dubai and the airport than either. End users are a smaller group, mostly people who already live in Bur Dubai or Jumeirah and want to stay on this side of the creek.
Resale liquidity is still forming. Completed phases trade, but the register here is shallow compared with the mature districts, and an off-plan assignment competes with Emaar's own launches in the same community. Waterfront and marina-facing units are the defensible product; anything looking inland at the port or at a future plot is harder to differentiate until the masterplan fills in around it.
