Wadeem Gardens by Modon: prices, payment plan and location

Wadeem Gardens is Modon's villa launch on Hudayriyat Island in Abu Dhabi: 4, 5 and 6-bedroom villas in three gated clusters, starting at AED 8.7 million, with freehold ownership open to buyers of all nationalities. The payment structure on offer is financed, with the buyer paying 25 percent and ADIB illustrated at up to 75 percent subject to mortgage approval.

The figures below are the ones Modon published on 14 September 2026 and the revised payment plan of 17 September 2026, which supersedes an earlier version showing a single 75 percent payment in April 2031. Villa types, sizes and prices

Three villa types, published with unit size and plot size measured separately. Modon's own term is unit size, and it is used here rather than an unverified substitute such as net internal area.

A starting price is the entry point for that villa type, not a quotation for a particular plot. Prices and availability need current confirmation, and the 5 and 6-bedroom villas are single-row, which affects which plots exist at all.

The financed 25 and 75 payment plan

One structure is on offer for this launch. The buyer pays 25 percent of the price in five instalments of 5 percent each. ADIB's illustrated share is 20 percent in October 2028 and 55 percent in June 2031, up to 75 percent in total and subject to off-plan mortgage approval.

Read that table as the dates on which the purchase price is paid, not as a repayment schedule. The bank share is debt under a separate mortgage agreement: mortgage repayments, finance profit charges and fees sit outside it, approval is not guaranteed, and eligibility, the approved amount, the repayment start date and the total cost are all questions for ADIB rather than for the developer or for us.

Two figures are easy to conflate and are not the same thing. The AED 50,000 expression of interest is refundable and applies to every villa type. The 5 percent reservation payment is the first instalment of the price, scheduled for October 2026.

Hudayriyat Island

Hudayriyat Island sits off the Abu Dhabi coast and has been developed by Modon as a leisure and residential destination. Wadeem Gardens is laid out as three gated clusters with Contemporary Arabic and Modernist facades and two internal layout choices, linked by a climate-controlled connecting spine, which is the part of the masterplan that decides whether the district is walkable in August.

Two location claims are worth stating precisely, because broker copy routinely overstates both. Modon provides for a pool rather than installing one in every villa, and the villas are not directly on the waterfront: the promenade is described as within walking distance, which is not a sea view and not private beach access.

Handover, and what the dates mean

Modon's project page states a planned handover of Q2 2031. The payment schedule ends in June 2031 with the final bank payment, and the two dates are close enough to be read as one thing when they are not: a payment date is a banking commitment, and a handover date is when the house is meant to be ready. The date that matters legally is the one written into the sale agreement.

How much is a Wadeem Gardens villa?

Starting prices are AED 8.7 million for a 4-bedroom villa, AED 10.2 million for a 5-bedroom and AED 11.6 million for a 6-bedroom, from Modon's launch fact sheet of 14 September 2026. Starting prices and availability need current confirmation and do not represent an allocated unit.

What is the Wadeem Gardens payment plan?

The plan on offer is financed. The buyer pays 25 percent in five instalments of 5 percent, in October 2026, June 2027, December 2027, June 2028 and October 2030. ADIB's illustrated share is 20 percent in October 2028 and 55 percent in June 2031, up to 75 percent in total and subject to off-plan mortgage approval.

Is the 75 percent bank share part of the developer plan?

No. It is a mortgage facility, not a developer instalment. The bank share is debt repayable under a separate agreement, and its repayments, profit charges and fees are not part of the schedule above. Approval is not guaranteed. Confirm eligibility, the approved amount, when repayments start and the total cost with ADIB.

How big are the villas?

Modon publishes unit and plot measurements separately: 430 sqm unit on a 532 sqm plot for 4 bedrooms, 510 sqm on 630 sqm for 5 bedrooms and 591 sqm on 720 sqm for 6 bedrooms. The 5 and 6-bedroom villas are single-row.

When is Wadeem Gardens due for handover?

Modon's project page states Q2 2031. June 2031 is the month of the final bank payment in the financed plan, which is a payment date rather than a separately confirmed handover date; the two are different things and should not be read as one.

What is the AED 50,000 expression of interest?

A refundable expression of interest of AED 50,000 applies to every villa type. It is a different thing from the 5 percent reservation payment scheduled for October 2026. Registering an enquiry on our website records the enquiry only; formal EOI submission and payment are arranged separately.

Does every villa come with a swimming pool?

Modon states that villas are provided for a pool rather than delivered with one installed. Adding a pool follows community rules and approvals. Check what is included for the specific villa before assuming it.

Are the villas on the waterfront?

Not directly. Modon describes the waterfront promenade as within walking distance, which is not the same as a sea view or private beach access from the villa.

How is Wadeem Gardens different from Wadeem plots?

Wadeem Gardens is a developer-built villa collection. The earlier Wadeem residential plots are land sold for a buyer to build on. They are different products with different construction responsibilities and different total budgets, and comparing a plot price with a villa price compares two unlike things.

Can foreigners buy at Wadeem Gardens?

Yes. Freehold ownership at Wadeem Gardens is available to buyers of all nationalities.
