What you pay, and when

The launch schedule split the price 20% on booking, 60% during construction and 20% at handover. Buying now means a resale from a private owner, on whatever terms the two sides agree.

Registration with the Dubai Land Department adds 4% of the purchase price. Under Dubai's Law 8 of 2007 buyer payments are not paid to the developer directly: a registered project holds them in an escrow account supervised by RERA, released against certified construction progress.

Handover and construction

Handover is scheduled for Q2 2028. Construction was last recorded at 21% complete.

What it costs to hold

Service charges in Business Bay run roughly 14 to 22 AED per square foot per year, on the Dubai Land Department service charge index. Towers inside one community can differ by a factor of two, so treat that as a range to check against the specific building rather than a quotation.
