What you pay, and when

At launch, payments were staged 10% on booking and 90% during construction. Buying now means a resale from a private owner, on whatever terms the two sides agree.

On top of the price, the Dubai Land Department charges 4% to register the sale, about AED 56,000 at this resale price. That 10% booking payment does not go to Emaar Properties directly: under Dubai's Law 8 of 2007 a registered project holds it in a RERA-supervised escrow account, drawn down against certified construction progress.
