What you pay, and when

The launch payment plan was 10% on booking, 80% during construction and 10% at handover. The 80% due during construction fell in eight instalments of 10%, at 2, 7, 12, 18, 27, 33, 38 and 43 months from booking. Buying now means a resale from a private owner, on whatever terms the two sides agree.

Dubai Land Department registration is charged at 4% of the purchase price on top, which is about AED 82,000 at this resale price. That 10% booking payment is not paid to Emaar Properties directly: Dubai's Law 8 of 2007 requires a registered project to hold it in a RERA-supervised escrow account, drawn down against certified construction progress.
