What you pay, and when

The payment plan published at launch ran 10% on booking, 40% during construction and 50% at handover. Buying now means a resale from a private owner, on whatever terms the two sides agree.

On top of the price, the Dubai Land Department charges 4% to register the sale, about AED 36,000 at this resale price. That 10% booking payment does not go to Nshama directly: under Dubai's Law 8 of 2007 a registered project holds it in a RERA-supervised escrow account, drawn down against certified construction progress.
