Pick the tower, the bedroom count and the size. The figure comes from what the Land Department recorded for that building in the last twelve months, not from asking prices, and the band shows how far real sales in the same building spread either side of it.
The register covers 4,895 buildings across 105 Dubai communities. A tower that registered fewer than five sales is priced on its community instead, and the result says so.

Where the figure comes from
Every sale of a Dubai property is registered with the Dubai Land Department, and the register is public. We aggregate it building by building. The estimate is the median price per square foot the building registered for the bedroom count you chose over the last twelve months, multiplied by the size you gave. When a building registered fewer than five sales of that type, the tool falls back to every sale in the building, and then to the community's three-month median, and it tells you which one it used.
The range is the point figure plus and minus the spread of the middle half of the most recent registered sales of the same bedroom count in the same building: a quarter of those sales sat further below their median than the band, a quarter further above. Where fewer than five such sales exist, a fixed margin is shown and labelled as such. When the building's own last three complete months carry five or more sales, the point figure is scaled by the ratio of that quarter's median to the twelve-month median, within a fifth either way, and the page says by how much.
What a median cannot see
Floor, view, upgrades, a corner layout, a distressed seller and an off-plan resale at a discount all move a unit off the median, sometimes by more than the band. Registered prices also lag the market by the weeks between agreement and transfer. Read the figure as where the register puts a typical unit of this size in this building, not as an offer.
Asking prices on portals are not in the figure at all. They are what sellers hope for, the register is what buyers paid.
Valuation: common questions
Is this a formal valuation?+
No. A bank or a court needs a RERA-registered valuer's report, which inspects the unit and costs a fee. This is a data estimate from registered sales, free and instant, and a starting point for either a sale or an offer.
Why does my building fall back to the community median?+
Because it registered fewer than five sales of that bedroom count in twelve months, and a median of three sales is a coincidence rather than a price. The community figure is wider but rests on hundreds of sales.
How fresh is the register?+
The date under the result is the newest registered sale in the file. The register is refreshed whenever the Land Department's transaction data is republished, and the page reads the current file on every visit.
Does it cover villas?+
Villa communities are in the register and priced by community. The bedroom-level figures work best in towers, where dozens of like-for-like units transfer every year.
