Al Furjan is a Nakheel master community between Sheikh Zayed Road and Mohammed Bin Zayed Road on the Jebel Ali side of the city. Its name means the villages, and the layout follows that idea: clusters of low-rise streets grouped around shared pavilions, with apartment buildings added later along the edges.
The stock has two halves. The original Nakheel villas and townhouses, three to five bedrooms on proper plots with private gardens, sit in the interior streets and are the reason families move here. Around them, a large second wave of apartment buildings by independent developers has filled the perimeter plots with studios through three-bedrooms.
It suits a family that wants a house with a garden and a Metro station within the community, which is a rare combination outside the coastal districts. It suits less well a buyer who wants restaurants, nightlife or a beach nearby: Al Furjan is a suburb, and it behaves like one.

Living in Al Furjan
The defining practical fact is the Metro. Al Furjan has its own station on the Red Line's Expo extension, so the community is one of the few inland villa districts with a rail commute to the Marina, Media City and Downtown. Beyond that it is a car community: wide, quiet streets, landscaped pavilions with pools and gyms for the villa clusters, and supermarkets and clinics arriving as the apartment blocks hand over.
Service charges are moderate for the villas and vary by building on the apartment side. The villa districts are finished and mature, with grown trees and settled streets; the apartment perimeter is still under construction in places, so noise and hoarding depend heavily on exactly where you buy. Retail and dining remain thin for a community of this size, and most residents drive to Ibn Battuta or Al Barsha for anything beyond a weekly shop.

Who buys in Al Furjan
The villas sell to end users: families from Britain, India, Europe, the Levant and the Gulf who want four bedrooms and a garden within reach of the western business districts. The apartments sell to investors, largely from India, Pakistan, Russia and the CIS, buying new-build stock at a low entry price with the Metro as the rental story for tenants working towards Jebel Ali, the free zones and the Expo corridor.
Villa resale is reliable because the supply is fixed and family demand in this price band is consistent; a well-kept house on a good street sells within a normal marketing period. Apartments are more competitive, since new blocks keep handing over and the tenant looking here is price-sensitive by definition.

What is the catch with Al Furjan's location?+
It is a long way from the coast and from the city centre. The beach, Downtown and the airport are all substantial drives, and the community's own retail and dining are limited, so weekends usually mean leaving. What offsets it is the Metro station, the garden space and a price for a four-bedroom house that the coastal districts cannot approach.
Villa or apartment in Al Furjan?+
They are different markets. The Nakheel villas and townhouses are the community's strength: fixed supply, mature streets, family tenants and buyers who stay. The apartments are newer, cheaper to enter and yield well, but they compete with a steady flow of new supply on the perimeter, so the building's quality and its walking distance to the Metro do most of the work.
