Al Marjan Island

Al Marjan Island is four reclaimed coral-shaped peninsulas off the Ras Al Khaimah coast, and it is currently the most concentrated construction site in the northern emirates. We hold 51 off-plan projects here from 31 developers, 49 of them under construction at once. Entry is AED 943,265, the median project starts at AED 2,739,888, and the ceiling is AED 8,483,888 at The Stellar Oceano. Unlike the established Dubai districts, no single developer sets the tone: BNW, Durar, Ellington, Range, Aldar, H&H and Damac are all building simultaneously, and the operator brands are doing more to shape pricing than the developers are.

The hotel-branded tier is the reason most buyers look here at all. Nobu, W, Nikki Beach and Janu all have residences on the island, entering between AED 3.9 million and AED 8.5 million, and all four are contracted for 2028. Nikki Beach is already marked sold out. That is a denser cluster of operator-branded schemes than any single Dubai district we cover, on an island a fraction of the size.

The number that should govern any decision here is 50. Fifty of the 51 projects we hold hand over across 2027 and 2028, twenty-four and twenty-six respectively, into a market with a fraction of Dubai's absorption depth. 41 projects are still marked available, the highest live availability of any major district in our catalogue, which is both the opportunity and the warning: supply is not scarce here and it arrives in a compressed window. The credible cases are a completed purchase before the 2027 wave, or an operator-branded unit where the brand and the rental programme carry the value through a soft handover period. The weak case is buying generic stock on a 2028 key date and assuming the tide lifts it.
