Al Sufouh is the coastal strip between the Palm Jumeirah and Dubai Marina, bounded by Sheikh Zayed Road inland and the sea in front. It is an odd hybrid: quiet villa streets and low-rise plots on one side, and on the other the free-zone campuses of Dubai Media City, Dubai Internet City and Dubai Knowledge Park, plus the hotel frontage along Al Sufouh Road.
Residential stock is a mixture of established villa plots, mostly older houses on generous ground, a small amount of low-rise apartment stock, and the beachside developments that have gone up on the Al Sufouh shoreline.
It suits a buyer who wants to be between the Palm and the Marina without living in either, with the tram and the free zones on the doorstep. It suits less well anyone who wants a purpose-built community with amenities, and anyone who has not first checked whether the plot they are looking at is open to foreign ownership.

Living in Al Sufouh
Al Sufouh works well as a daily base. The Dubai Tram runs along Al Sufouh Road linking the district to the Marina and JBR, the Red Line sits on the Sheikh Zayed Road edge, and the beach on the Palm side, known locally as Black Palace Beach, is one of the least developed stretches of sand left in the city.
The character is quiet and slightly detached: this is not a district with a high street or a nightlife of its own, and residents drive or take the tram to the Marina for that. Traffic on Al Sufouh Road and at the Sheikh Zayed Road interchanges is heavy in the peaks. Villas carry no community service charge and their maintenance is the owner's, while the newer beachside developments carry charges at the upper end of the market.

Who buys in Al Sufouh
Ownership rules split this market as they do the rest of the old coastal belt. A large part of Al Sufouh's villa land is not designated freehold, so those plots trade between UAE and GCC nationals, while the designated projects along the shoreline and near the free zones are open to buyers of any nationality and attract British, European, Gulf, Indian and Russian-speaking money.
Where foreign ownership is possible, buyers are predominantly end users who want the position between the Palm and the Marina and are willing to accept a district without a community package to get it. Resale is thin: few units come to market at any one time, comparables are scarce, and pricing rests on the individual property rather than on a district figure.

What is the trade-off compared with Dubai Marina?+
You get quiet, space, an undeveloped beach and a position between the Palm and the Marina. You give up the Marina's walkable restaurants, its deep rental market, its liquidity and the ease of comparing one apartment against a hundred others. Al Sufouh is a place to live in for years, not a position to trade in and out of.
Is the beach here public?+
Part of the Al Sufouh shoreline, the stretch residents call Black Palace Beach, is open sand with no development on it. Other sections of the frontage belong to hotels and private developments. Do not assume beach access comes with a property: check what the specific plot or building actually gives you.
