Dubai Marina is the tower district built around a three-kilometre man-made canal, opened in the early 2000s on the Gulf side of Sheikh Zayed Road between Jumeirah Beach Residence and the Palm. Living in Dubai Marina
Life happens at ground level on Marina Walk, the promenade that rings the canal, and on the beach at the JBR end. The tram runs the length of the district and two Metro stations sit on its inland edge, so a car is optional in a way it is nowhere else in new Dubai. Traffic on the internal loop is the trade-off, and it is worst at the JBR end on weekend evenings.
Service charges vary more between towers here than in most communities, and older towers with large pools and lobbies can run well above the newer stock. Ask for the building's DLD-approved budget before you offer; it moves net yield by whole percentage points.
