Al Wasl is the band of the old city that runs along Al Wasl Road between Jumeirah and Sheikh Zayed Road, from the Safa Park end down towards Downtown. It is one of Dubai's most established residential districts: mature trees, wide villa streets, low walls and none of the tower density that starts a few hundred metres inland.
Two very different kinds of property sit here. The first is the villa stock on the old plots, much of it Emirati-owned and let to families, some of it rebuilt into large modern houses. The second is the newer developer-built quarters, above all City Walk, where low-rise apartment blocks, restaurants and retail were inserted into the district as a walkable urban village.
It suits a buyer who wants to be inside the old city rather than in a new master community, with Downtown and the beach both minutes away. It suits less well anyone who needs a large gated community with resort amenities, or who assumes every plot here can be bought outright by a foreign national.

Living in Al Wasl
Daily life in Al Wasl is comfortable in a way that new Dubai has to work hard to imitate. Safa Park sits at one end, the canal boardwalk runs along the southern edge, and Downtown, DIFC and the beach are each a few minutes away by car.
The trade-offs are traffic and price. Al Wasl Road is one of the busiest arteries in the city at peak times, the villa streets have limited on-plot parking on the older plots, and this is among the most expensive residential land in Dubai. Villas carry no service charge but the maintenance of an older house is entirely yours; the newer apartment quarters carry service charges at the top of the city range, matched by the standard of management.

Who buys in Al Wasl
The villa side of Al Wasl trades largely between UAE and GCC nationals, because much of the land is not designated freehold and foreign nationals cannot own it. The apartment side is a different market: City Walk and the canal-side projects were released on a freehold basis and sell to British, European, Russian-speaking, Indian and Gulf buyers who want a central, walkable address without a tower.
Investors concentrate on the one and two-bedroom end, where professional tenants pay well for a short commute to DIFC and Downtown. Resale liquidity is good in the branded low-rise projects and thin on the villa side, where transactions are infrequent and privately negotiated.

Traffic on Al Wasl Road is heavy, land is expensive, and villa maintenance is your own problem.
Is City Walk a good place to invest?+
It performs well because it does something rare in Dubai: a walkable, low-rise quarter with restaurants and retail built in, inside the old city and close to DIFC and Downtown. Tenants pay a premium for that and vacancy is short. The counterweight is a service charge at the top of the market, so compare the net figure rather than the headline rent before you buy.
