Bukadra is the strip of land on the creek side of Ras Al Khor Road, immediately behind Sobha Hartland and opposite the Ras Al Khor Wildlife Sanctuary. For years it was empty ground between the industrial edge of Ras Al Khor and Mohammed Bin Rashid City; it is now one of the fastest-building tower districts in Dubai.

The stock is almost entirely new apartment towers, sold off plan and delivered in clusters, with Sobha the dominant name on the ground and other developers filling the plots around it. Units run from studios to four-bedroom duplexes, with the buildings arranged to face either the creek and the sanctuary or the Downtown skyline across the water.

It suits an investor buying a new-build apartment with a Downtown skyline view at a price Downtown itself does not offer, and a resident who works in Business Bay or Ras Al Khor and wants a short commute. It suits nobody who wants a finished neighbourhood, a house with a garden, or a district with schools, shops and restaurants already in place.

Living in Bukadra

The location is better than the name suggests: Downtown, Business Bay and the airport are all a short drive along Ras Al Khor Road and Al Khail Road, and the wetland reserve opposite means one whole flank of the district will never be built on.

What Bukadra does not yet have is a neighbourhood. It is a construction site with towers rising out of it, and daily life for early residents means driving to Sobha Hartland, Meydan or Downtown for schools, restaurants and anything beyond a supermarket. Road access is limited to a few junctions that already queue in the peak, and the district's own retail and parks are still being built.

Who buys in Bukadra

Bukadra is an investor's district first. Indian buyers lead, following Sobha into a location they already trust, with Russian-speaking, Central Asian, British and Chinese buyers close behind, most of them buying off plan on payment plans rather than completed stock.

The rental case rests on the same commute: a tenant gets a new-build apartment with a skyline view for less than the equivalent in Business Bay, and the buildings let well when they hand over. The risk is supply. A great deal is being built here at once, so the buyer competing with three neighbouring towers releasing units in the same quarter has little pricing power. Resale liquidity is adequate on the secondary market and weakest for anyone trying to sell an off-plan position into a launch by the same developer.

Will the creek and sanctuary views be built out?+

The Ras Al Khor Wildlife Sanctuary opposite is a protected wetland reserve, so the water and the reed beds on that side are not development land. Views across the creek are therefore far more durable than skyline views, which can be interrupted by the next tower on the plot in front. Check what is approved on the plots between your building and the water before you pay for a view.
