Dubai Production City, still widely called IMPZ after its original name as the International Media Production Zone, sits on Sheikh Mohammed Bin Zayed Road. It is a TECOM free zone for printing, publishing and media production, with a residential quarter built around a man-made lake on its northern side.

The residential stock is almost entirely apartments in mid-rise and high-rise blocks facing the lake or the internal roads, studios through three-bedrooms, built from the late 2000s onwards by a mix of developers. Unit sizes are generous and prices are among the lowest for a district with proper infrastructure, a mall and a lakeside setting. There are no villas, and the commercial half of the zone gives parts of the district a light industrial character.

It suits an investor looking for entry-level apartments with a working tenant base, or an end user who wants a large flat with a lake view and does not mind being well inland. It suits less well anyone who wants a beach, a Metro station or a lively neighbourhood in the evenings.

Living in Dubai Production City

The lakeside promenade and the walk to City Centre Me'aisem are the district's daily pleasures, and the mall is the main reason residents rate the area higher than its neighbours: a full supermarket, a cinema and a run of casual dining within walking distance of most of the residential blocks. Beyond that the district is quiet, low on traffic internally, and dependent on Mohammed Bin Zayed Road for everything else.

Service charges are low and the buildings vary in management quality, which is the usual caution for a district built plot by plot: check the pool, the lifts and the car park before you assume the budget is being spent. Most of the residential quarter is complete, so construction disruption is limited, but the working printing and production units on the commercial side mean lorry traffic on some approach roads at odd hours.

Who buys in Dubai Production City

Production City is bought almost entirely for yield. The investors are Indian, Pakistani, Russian, CIS and Egyptian buyers, usually purchasing a studio or one-bedroom, often as their first Dubai asset, and drawn by an entry price that undercuts almost everything with comparable amenity. End users are a smaller group: couples and families who want a large two-bedroom on the lake and work in the western free zones or along the Jebel Ali corridor.

Resale is functional rather than quick. The buyer pool is price-driven and largely investor, so the market clears when the asking price is realistic against the district and stalls when it is not. Lake-facing units and the better-managed buildings hold their advantage on resale; interior units looking at the commercial side compete on price alone.

How many off-plan projects are there in Dubai Production City?+

Is Dubai Production City freehold?+

Yes. The residential plots in Dubai Production City are designated freehold, so buyers of any nationality can own apartments outright with a Dubai Land Department title deed. The district sits within a TECOM free zone, and buildings are administered through owners' associations that levy the usual annual service charge on each unit.

What is the trade-off of buying in IMPZ?+

You are a long way inland, with no Metro, no beach and a free zone that is genuinely industrial in parts, so the setting is functional rather than attractive on every street. In exchange you get some of the lowest entry prices in the city for a district with a real mall, a lake, large apartments and a rental market that fills reliably.

Is the lake view worth paying more for?+

Yes, within reason. Lake-facing units let faster, hold tenants longer and resell more easily than units facing the internal roads or the commercial plots, because the outlook is the one thing this district has that its inland neighbours do not. The premium is modest, and it tends to be recovered on exit rather than lost.
