Dubai Sports City sits inside Dubailand off Sheikh Mohammed Bin Zayed Road. It was planned around sporting venues rather than around a waterfront or a mall: a cricket stadium, academies, and a golf course with a villa community wrapped around it.
The housing is in two distinct parts. Victory Heights is the villa community on the golf course, with substantial four to six bedroom family houses on landscaped streets. The rest is mid-rise apartment buildings along the internal boulevards, studios through three-bedrooms, built by a range of developers over more than a decade, with quality and management varying accordingly.
It suits a family that wants a golf-side house at a price well under the coastal villa districts, or an investor who wants a cheap apartment with a functioning tenant base. It suits less well anyone who needs a Metro, a beach, or a district that has fully finished: parts of Sports City have taken a long time to complete and a few plots remain unbuilt.

Living in Dubai Sports City
Daily life is calm and entirely car-based. Internal roads are wide and generally uncongested. Retail is functional rather than plentiful: supermarkets, pharmacies, clinics and a strip of casual restaurants along the main boulevards, with anything more serious a drive to Motor City, Al Barsha or Dubai Hills.
Service charges are low across both the villas and the apartments, which is part of the appeal on the investment side. On the apartment side the older buildings have a mixed maintenance record, so the state of the lifts, the pool and the car park on a viewing tells you more than the brochure. Victory Heights is finished and mature; the apartment districts still have a handful of stalled or late plots that have sat unbuilt for years.

Buildings backing onto the golf course or the stadium side, with a decent service charge record, are the ones that separate themselves from the rest.
