Emaar South is Emaar's master community inside Dubai South, the government-planned district around Al Maktoum International Airport in the far south-west of the city. It is built around an eighteen-hole championship golf course, with villa and townhouse clusters (Golf Links, Golf Views, Fairway Villas, Parkside, Urbana, Greenview and Saffron among them) laid out on and around the fairways.

The stock is mostly three and four-bedroom townhouses and semi-detached villas, with a smaller number of low-rise apartment buildings on the golf side. Everything is new or newly delivered, built to Emaar's standard specification, and priced well below the equivalent house in Dubai Hills Estate or Arabian Ranches because of where it sits.

It suits a buyer who wants a golf-side house at a price the northern golf communities no longer offer, and who is comfortable owning in a district whose value case rests on the airport and the Expo site maturing over years. It suits nobody who needs to be near the coast, the schools of Jumeirah, or a short commute to the older business districts.

Living in Emaar South

The community is quiet to the point of being sleepy. Streets are wide, the golf course does the landscaping work, and there is almost no through traffic because Emaar South is a destination rather than a route to anywhere.

The honest picture is a community still filling in. Several clusters are handed over and lived in, others are under construction, and the surrounding Dubai South districts are building at the same time, so the wider area is not finished and will not be for a while. Service charges on a townhouse are low, community management is Emaar's usual competent standard, and the golf course is the amenity that carries the place.

Who buys in Emaar South

Buyers split into two clear groups. The first is end users, mostly Indian, Pakistani, Filipino and Arab families already working in the southern half of the city, in aviation, logistics and the free zones, for whom a golf-side house within a short drive of work is an obvious trade. The second is investors, increasingly British, European and Russian-speaking, buying on payment plans for capital growth on the theory that Al Maktoum International's expansion pulls the whole district up with it.

Rental demand exists but is shallower than in the established villa belts, because the tenant pool this far south is smaller and competes with newer stock coming out of the ground nearby. Resale liquidity is moderate: golf-facing plots move, interior plots take longer, and a seller who prices against Emaar's own live launch prices in the same community will wait.

Long. Reckon on a substantial drive to DIFC, Downtown or Dubai Marina, worse in the morning peak on Sheikh Mohammed Bin Zayed Road. The community works well for anyone employed in Dubai South, Jebel Ali or the free zones on this side of the city, and poorly for anyone who has to be in the older business districts every day.
