Expo City Dubai is the Expo 2020 site, kept and converted into a permanent district rather than demolished after the event closed. It sits in the far south-west of the city beside Dubai South and Al Maktoum International Airport, and it is the only master community in Dubai that started life as a finished, fully serviced place with the residential added afterwards.
The public realm is the asset: Al Wasl Plaza under its steel dome, the Terra and Alif pavilions kept as permanent attractions, shaded walkways, and a large amount of park and plaza per resident. Housing is being added around that core, with apartment buildings in the central district and a villa community on the site's southern edge, delivered by the master developer rather than by a dozen competing names.
It suits a buyer who wants a genuinely walkable, low-car district with real architecture and is happy to be an early resident in a place that is still being populated. It suits nobody who needs an established neighbourhood, a deep rental market on day one, or a short drive to the coast and the older business districts.

Living in Expo City Dubai
Daily life here is unusually pedestrian for Dubai. The site was designed for people arriving on foot and staying on foot, with shade, wide walkways and a Metro station built into it, so the ordinary Dubai routine of driving between two air-conditioned car parks is not the only option.
What it lacks is population. Restaurants, shops and services are still catching up with a district built for event crowds, so evenings are quiet and choice is limited compared with an established community. The buildings are new, the management is single-handed and the standards are high, but you should expect a service charge that reflects an extensively landscaped, heavily engineered public realm rather than a simple residential block.

The early buyer profile here is different from the rest of southern Dubai. It skews towards European, British and Emirati buyers who respond to the architecture and the sustainability story, alongside investors from the Gulf and the former Soviet states buying units on payment plans against the airport expansion next door.
Rental demand is thin today and will stay that way until the resident population and the retail offer catch up with each other. Resale liquidity is limited by the same thing: there is not yet a deep register of comparable sales to argue a valuation from, so pricing is set largely by what the master developer is asking for the next building.

How does the Metro connection work?+
The Route 2020 branch of the Red Line was built for the Expo and remains in service, terminating at the station inside the district. It connects into the main Red Line and from there to Dubai Marina, Downtown Dubai and Dubai International Airport.
