Al Barari is a low-density residential community set in planted gardens rather than desert, next to Majan, with its entrance on Sheikh Mohammed Bin Zayed Road. Zaal Mohamed Zaal founded it in the mid-2000s (the developer's site says 2005), and the developer, also called Al Barari, says more than half of its 15.3 million square feet is kept as green space: themed botanical gardens, lakes, streams and walkways, which it says are now home to thousands of species of plants and birds. The name comes from the Arabic word for wilderness.
The houses come in small named collections. By the developer's count The Nest is 55 four-bedroom villas, Chorisia I is 60 semi-detached five-bedroom villas and Chorisia II 57 villas, and Ixora, released as Ixora I and II, is four-bedroom homes; Lunaria (40 six-bedroom villas) and Les 8 (eight six-bedroom villas) sit above them. The Reserve (plots of 31,000 to 33,500 square feet, with the developer's in-house team managing everything from the architecture to the interior finishes) and Fountain Drive (12 plots from 30,000 square feet) are for a house built to order. The apartments are in a few developments: Ashjar's 120 low-rise villa apartments, Seventh Heaven's one to four-bedroom apartments, penthouses and garden homes, The Neighbourhood's studios and one and two-bedroom homes, The Lofts, and now The Cape.
It suits a family that wants a large house in a garden setting, quiet streets and a supermarket and a café within the community, about 20 minutes from Downtown Dubai by the developer's estimate. It suits less well anyone who wants to walk to a Metro station, a beach or a school: there are none inside the community, and almost every journey is by car.

Living in Al Barari
Daily needs are mostly met inside. The developer's retail list includes a Waitrose & Partners supermarket and a BinSina pharmacy, with the MEDSPACE medical centre and the Fin & Bone butcher and fishmonger at Seventh Heaven, and it also lists the Kids Spot nursery, The Farm restaurant in the gardens, The Mill café and bakery, a playground and The Bay Health Club, which it described as recently opened in November 2025, though the club's own page still said Coming Soon when we checked. The Heart & Soul Spa has closed its old premises while it moves to a new space. Access is controlled through a gate pass system. For everything else you drive: the developer puts Downtown Dubai and Dubai International Airport about 20 minutes away and Global Village about ten, so allow longer at peak times. In August 2024 the RTA reworked the Majan and Al Barari entrances and exits on Sheikh Mohammed Bin Zayed Road, moving traffic from the tunnel to a reversible lane and adding a signalised junction, and said the evening wait to turn in fell from nine minutes to four and a half.
The community is close to finished. The developer calls The Cape, three low-rise apartment buildings beside Ashjar announced in November 2025, its final residential release; ground was broken in February 2026, and we could not find a completion date published by the developer. Altissima, 23 seven-bedroom villas, was due to be handed over in the coming months when the chief executive described it in July 2026. Expect building work around those two for a while yet. After them, new homes here come from resales and from houses built on the remaining plots.

Who buys in Al Barari
This is a purchase made for the setting, and the market is thin. The Land Department's register records 182 sales in Al Barari in 2024, 198 in 2025 and 285 in 2026 to early September, and 120 of those 2026 sales were off-plan apartments in The Cape. Villas, plots and apartments each make up a real share of the trades, so a single average price for the community mixes very different homes. Compare a villa only with sales in the same collection, and a plot with other plots.
Check what is being bought before you offer. The register files the houses as villas, the plots as land and the apartments as units, and some collections have traded mostly as plots: 119 of the 125 recorded sales in Chorisia I were registered as land. For a plot, ask the developer for the design rules and the approvals a build needs; for any home, ask for the service charge and confirm there are no arrears; and for an off-plan purchase, read the completion clause in the sale contract, since the developer has published no completion date for The Cape that we could find.

Are Samana's Barari projects in Al Barari?
No, despite the name. The Land Department's register files Samana Barari Heights, Barari Views, Barari Lagoons and Barari Avenue, along with other projects such as Bararigate and Divine Al Barari, under the master project Majan, the neighbouring community. Al Barari's own villas, plots and apartments are registered under the master project Al Barari. Check the master project on the sale contract and the title deed, because a project's name is not its address.
Can foreigners buy property in Al Barari?
The register points that way, but confirm it for the specific property. Every Al Barari record in the Land Department's 2026 transaction data, to early September, is marked freehold, and under Regulation No. 3 of 2006 foreign nationals can own freehold property in Dubai's designated areas outright, with a title deed issued by the Land Department. Before paying a deposit, ask the Land Department to confirm that the plot or unit can be registered to a foreign owner.
Can I still buy off-plan in Al Barari?

The Cape, three low-rise buildings of one to four-bedroom apartments, is the release the developer calls its last; the Land Department recorded its first off-plan sales in February 2026 and 120 by early September.
