Majan is a Dubailand sub-district on the inland side of Sheikh Mohammed Bin Zayed Road, between Arjan and the Global Village side of the city. It was laid out as a mixed-use plot grid and is now filling with mid-rise apartment buildings put up by a long list of small and mid-sized developers rather than by one master developer.
The stock is apartments: studios, one and two-bedrooms in buildings of a dozen storeys or so, with a growing number of serviced and hotel-branded blocks. Specification varies widely from building to building because there is no single developer setting a standard, so the building matters far more here than the district does.
It suits an investor buying for yield at one of the lowest entry points for new-build stock inside the city road network, and a resident who works in Dubailand, Silicon Oasis or along the E311 and wants a new apartment cheaply. It suits nobody who wants a walkable neighbourhood, a beach, or a Metro station.

Living in Majan
Majan is a car district and makes no pretence otherwise. The buildings sit on a grid of plots with retail units on the ground floors, gaps of open sand between them, and no central park or high street to organise things. Sheikh Mohammed Bin Zayed Road and Emirates Road put most of the city within reach by car and both queue in the peaks, particularly northbound in the morning.
Because the district is developer-fragmented, so is the experience of living in it. Service charges, lift quality, pool provision and building management vary sharply between neighbouring towers, and the honest advice is to inspect the specific building and read its owners association budget rather than trusting the district's reputation. Construction continues on the empty plots, so noise and site traffic are ongoing facts of life rather than a temporary phase.
