Emaar's gated townhouses and villas in Dubailand · Dubai

Arabian Ranches 3, which Emaar writes Arabian Ranches III, is Emaar's gated community of townhouses and villas in Dubailand, beside the original Arabian Ranches. Emaar unveiled it on 25 February 2019 as a gated townhouse neighbourhood, and its page now counts more than 4,000 villas across the community, with five entry points. At the groundbreaking in May 2019 Emaar described the site as between Emirates Road and Sheikh Zayed Bin Hamdan Al Nahyan Street. The Land Department files it as the master project Arabian Ranches 3 in the area Wadi Al Safa 5.

It has been sold in neighbourhoods. Sun and Joy came first, and Khaleej Times reported both sold out at the groundbreaking; Spring, Ruba, Bliss, Bliss 2, Raya, May, Anya and Anya 2 followed, all homes of three and four bedrooms by Emaar's descriptions, mostly townhouses, with villas in Spring and a four-bedroom triplex among the Bliss 2 designs. The larger homes are in Caya, standalone villas of three to five bedrooms, in June, semi-detached villas of four and five bedrooms between linear parks, and in Elie Saab, villas of four and five bedrooms with interiors by the fashion designer and direct access to Central Park. In the register the first sales date from June 2019, at Sun and Joy, and the most recent neighbourhoods, Anya, Anya 2 and May, first traded in 2023.

It suits a family that wants a newer townhouse or villa in a gated Emaar community planned around parks and pools, with the schools of the original Arabian Ranches and Dubailand nearby. It suits less well a buyer who depends on the Metro or wants a short drive to the coast: no Metro station serves the community, and Emaar's own drive times put Dubai Marina 35 minutes away.

Living in Arabian Ranches 3

Emaar's launch plan put a central park of more than 30,000 square metres at the heart of the community, with a 4 km boulevard, a lazy river, cycling tracks, a retail strip, a clubhouse and community centre and a mosque, and gave the park a parkour course, a skate park, a gym, jogging tracks and a cricket pitch. The neighbourhoods add their own, by Emaar's descriptions: a splash park, an outdoor cinema and an adventure park at Joy, a lazy river and a children's splash pad at Sun, a Bali-inspired pool grotto at Ruba, a mosque and a Wadi River at Bliss. Emaar's plan also connects the community directly to the 86 km Al Qudra Cycling Track, and its launch release said residents could use the Arabian Ranches Golf Course and the Dubai Polo & Equestrian Club.

Emaar measures the location in drive times: it puts Global Village and the Dubai Polo & Equestrian Club 10 minutes away, Downtown Dubai 20, Dubai International Airport 25 and The Dubai Mall and Dubai Marina 35. Its 2019 launch release said a Metro link would serve the masterplan in the future, and the line the RTA is building now, the Blue Line, will serve Al Jaddaf, International City, Mirdif and the airport rather than Dubailand. The register still records off-plan sales here, 68 of the 211 villa sales in 2026 to early September, so check whether a home is finished before comparing prices.

Who buys in Arabian Ranches 3

The register has recorded 6,655 sales since the first, in June 2019, with the busiest year in 2023, at 1,764. In 2025 it recorded 551: 490 townhouses and villas, 254 of them completed homes and 236 off-plan, and 61 sales registered as land, almost all in Caya, Elie Saab and Elie Saab II, where the register shows the plot rather than the house on it. The median recorded price of a three-bedroom home was AED 2.87 million in 2025 and AED 2.93 million in 2026 to early September; for four bedrooms it was AED 3.9 million and AED 4.2 million.

For a completed home, compare it with recent sales in the same neighbourhood, since the register files each one separately and our sold prices give each its own page. For an off-plan resale in a newer neighbourhood, ask for the original sale contract, the payment schedule and Emaar's completion date in writing, and pay the remaining instalments only into the project's escrow account. In Caya and Elie Saab, check what the title deed covers, since the register records the sales there as land.

Arabian Ranches 3: common questions

Is Arabian Ranches 3 the same community as Arabian Ranches?

No. Arabian Ranches 3 is a separate Emaar community in Dubailand, next to the original Arabian Ranches and, by Emaar's description, steps from Arabian Ranches II. Emaar launched it in February 2019 and calls it the continuation of a legacy that began in 2004, and its launch release said residents could use the Arabian Ranches Golf Course and the Dubai Polo & Equestrian Club. The Land Department files it on its own, as the master project Arabian Ranches 3 in the area Wadi Al Safa 5.

Can foreigners buy property in Arabian Ranches 3?

The records point that way, but confirm it for the specific home. An Emaar article on freehold property names Arabian Ranches, in its three phases I, II and III, among the freehold locations, and every Arabian Ranches 3 record in the Land Department's 2026 transaction data, to early September, is marked freehold. In Dubai, foreign ownership is permitted in areas designated as freehold under Regulation No. 3 of 2006, and title deeds are issued by the Land Department. Before paying a deposit, ask the Land Department to confirm that the unit can be registered to a foreign owner.

Is there a Metro station near Arabian Ranches 3?

Not today. Emaar's launch release in February 2019 said the masterplan would be served by a Metro link in the future, and in May 2019 Emaar cited an RTA plan for a Global Village Metro Station across the road. The line the RTA is building now, the Blue Line, will serve areas from Al Jaddaf and Dubai Creek Harbour to Mirdif and Dubai International Airport, none of them Dubailand. Plan on driving: Emaar puts Downtown Dubai 20 minutes away.
