Arabian Ranches is Emaar's gated villa community on Sheikh Mohammed Bin Zayed Road, close to its junction with Umm Suqeim Street. Emaar dates the community to 2004. It takes in the 18-hole Arabian Ranches Golf Club, with the Dubai Polo & Equestrian Club alongside. This guide is about the original Arabian Ranches; Arabian Ranches II and Arabian Ranches III are separate Emaar communities nearby.

The housing is divided into named neighbourhoods, each built to its own architectural theme. Emaar describes Aseel as 55 Spanish-style villas of four to seven bedrooms overlooking the golf course. Al Reem has two and three-bedroom terraced homes beside Al Reem Lake. Al Mahra is built in a traditional Arabic style, and Alma, Alvorada, La Avenida and Mirador are among the others. The community is finished, so a buyer here is buying a house someone already owns.

It suits a family that wants a finished house with a garden, a school running from FS1 to Year 13 inside the gates, and sport built into the plan: golf, polo and riding, tennis, and lakes with walking trails. It suits less well anyone who needs a Metro station, a short commute to the older business districts, or a brand new house.

Living in Arabian Ranches

Daily life runs from inside the gates and by car. The retail centre, the Mediclinic clinic, the JESS campus, the courts and the lake trails are all inside the community, and the Ranches Souk is in Arabian Ranches II. The nearest Metro stations, as the Land Department's records list them, are First Abu Dhabi Bank and Sharaf DG on the Red Line along Sheikh Zayed Road, a drive away. Work, bigger shopping trips and most evenings out mean Sheikh Mohammed Bin Zayed Road, Umm Suqeim Street or Al Qudra Road.

RTA has opened new road capacity on two of those routes. In August 2025 it opened an 800-metre tunnel on Umm Suqeim Street at Al Barsha South as part of its Umm Suqeim Street project, which it says cuts the drive between Sheikh Mohammed Bin Zayed Road and Al Khail Road from 9.7 minutes to 3.8; that is RTA's figure for that stretch, not a commute time from the community. In February 2026 it opened a 600-metre, four-lane bridge at the junction of Al Qudra Road and the road linking Arabian Ranches with Dubai Studio City, and says waiting time at the junction fell from 113 seconds to 52.

Emaar Community Management runs the community. Ask the seller or Emaar Community Management for the master-community service charge on the house you want and confirm there are no arrears. Have the house surveyed too: no off-plan sales were recorded here in the last twelve months, so you are buying an existing house, and condition varies from one to the next.

Arabian Ranches is a resale house market. In the site's sold figures from the Land Department register, as of 2 September 2026, all 258 sales of the last twelve months are houses (villas and townhouses) and none was off-plan. A buyer is choosing a finished house from its owner, and choosing a neighbourhood first. The case rests on what is already built: the golf course and the polo club, a school inside the gates rated Outstanding by KHDA, and the lakes and trails.

Read the medians on this page with the house type in mind. The figures mix two and three-bedroom townhouses with large golf-course villas, and the neighbourhoods are different markets: a large Aseel villa on the fairway and a terraced home in Al Reem are not substitutes for each other. Can foreigners buy property in Arabian Ranches?+

Emaar describes Arabian Ranches as three phases, and Arabian Ranches II and Arabian Ranches III are separate communities nearby with their own neighbourhoods; Emaar gives Arabian Ranches III more than 4,000 villas and five entry points. The Land Department's open data lists the original as Arabian Ranches I and records the later two separately, and the sold figures on this page are the original community's alone.

How far is Arabian Ranches from Downtown Dubai and the airport?+

Emaar's own estimates are about 20 minutes to Dubai Marina, 25 minutes to Downtown Dubai and 25 minutes to Dubai International Airport. Treat those as off-peak figures. Every trip leaves by Sheikh Mohammed Bin Zayed Road, Umm Suqeim Street or Al Qudra Road and there is no Metro nearby. RTA has opened a new tunnel on Umm Suqeim Street and a new bridge on Al Qudra Road since 2025, but rush hour still decides the commute, so drive yours at rush hour before you buy.
