The Oasis
Emaar's villas among lagoons and canals · Dubai
The Oasis is Emaar's community of villas and mansions planned among lagoons, canals and parks, launched in June 2023. Emaar gives it more than 100 million square feet of land, 9.4 million square metres, and says 25 percent of it is given to lakes, canals, parks, jogging tracks, green space and amenities. It places the collections close to Sheikh Zayed bin Hamdan Road (D54) and the future extension of Al Khail Road (E44), and in February 2024 it put the community's development value at AED 73 billion. The Land Department files every sale here in the area Me'Aisem Second.
Emaar sells it in named collections. Palmiera came first, villas of four and five bedrooms, with Palmiera 2 and Palmiera 3, both of four bedrooms, after it. Mirage has villas of five and six bedrooms with expansive back gardens, and Lavita is an enclave of 43 mansions of six and seven bedrooms, which Emaar sizes at 21,000 to 35,500 square feet. Two collections carry hotel brands, Address Villas Tierra and Palace Villas Ostra, both villas of four to six bedrooms on the water, and Marèva and Marèva 2 are villas of four to six bedrooms around lagoons. None of Emaar's collection pages states a handover date.
It suits a buyer who wants a large new villa or a mansion on the water from Emaar and is comfortable committing well ahead of completion. It suits less well anyone who needs to move in soon, or who wants a long resale record to price against: the first sales were registered in September 2023, and the register files every one of them as a sale of land.
Living in The Oasis
Water is the organising idea. Emaar describes lagoons, canals and lakes through the plan, with views of water and parks from the homes, swimmable lagoons in Palmiera 2 and Address Villas Tierra, and a 54 km bicycle route. Its collection pages list parks and playgrounds, jogging and cycling tracks, wellness and spa facilities, sports courts, retail centres, a community centre, pools and beaches, and the launch release promised a retail area of 1.5 million square feet with food and beverage outlets. These are plans, and Emaar's pages give no completion dates for them.
Emaar measures the location in drive times: Al Maktoum International Airport 18 minutes away, Dubai Hills Estate with its mall and golf course 20, Dubai Marina 28 and Downtown Dubai and The Dubai Mall 35, although its launch release spoke of a 20-minute drive to downtown. Its list names no Metro station. Emaar counts Arabian Ranches and Arabian Ranches III among the nearby communities, and the rated schools below are in Arabian Ranches and Dubailand.

Who buys in The Oasis
The register has recorded 2,290 sales since the first, at Palmiera, in September 2023: 207 in 2023, 414 in 2024, 1,058 in 2025 and 611 in 2026 to early September. Every one is registered as a sale of land, so the register shows the plot rather than the villa planned on it, and the median recorded price was AED 15.47 million in 2025 and AED 15.83 million in 2026. Most of the 2025 sales were in the two branded collections, Palace Villas Ostra with 504 and Address Villas Tierra with 471, both selling from April; in 2026 the two Marèva collections account for 524 of the 611.
Price a home against recent sales in the same collection, since they differ widely: in 2025 the median recorded price was AED 10.75 million across 43 sales in Palmiera, AED 18.4 million across 20 in Mirage and AED 39.22 million across 12 in Lavita. As every sale is registered as land, ask what the contract and the title deed cover, ask Emaar for the completion date and the payment schedule in writing, and pay only into the project's escrow account. Emaar gives two counts of homes, more than 7,000 residential units in its June 2023 release and on its collection pages and 2,600 villas on its community page, so ask what is planned around any plot you consider.

Emaar gives roads and drive times rather than an address, and AGBI reported at the launch in June 2023 that the location had not been disclosed. Emaar places the collections close to Sheikh Zayed bin Hamdan Road (D54) and the future extension of Al Khail Road (E44), lists Arabian Ranches and Arabian Ranches III among the nearby communities, and puts Al Maktoum International Airport 18 minutes and Downtown Dubai 35 minutes away. Can foreigners buy property at The Oasis?
The records point that way, but confirm it for the specific home. Every record for The Oasis in the Land Department's 2026 transaction data, to early September, is marked freehold. In Dubai, foreign ownership is permitted in areas designated as freehold under Regulation No. 3 of 2006, and title deeds are issued by the Land Department. Before paying a deposit, ask the Land Department to confirm that the plot or villa can be registered to a foreign owner.
When will The Oasis be completed?
Emaar's pages do not say: none of its collection pages, from Palmiera to Marèva 2, states a handover date, and the first collection, Palmiera, was launched in 2023. Ask for the completion date in the sale contract, and pay only into the project's escrow account, the bank account of the project into which buyers' payments for homes sold off the plan are deposited.
