Dubai Silicon Oasis is a government-established technology free zone on the Dubai to Al Ain road, roughly halfway between the airport and the desert edge. Unlike most free zones it was planned from the start with a residential half, so it functions as a working town rather than as a business park with flats attached.

The housing is mid-market and varied: apartment towers and mid-rise blocks around the central boulevards, plus the Cedre Villas compound of family houses on landscaped streets. Units are large for the money, particularly the two and three-bedrooms, and the buildings date from the mid 2000s onwards, so quality and management vary building by building rather than across the district.

It suits a family or a professional who wants space, schools and a short commute to Academic City, the airport corridor or the free zone itself, at one of the lowest price points for a properly serviced district. It suits less well anyone whose life is on the coast: the Marina, Downtown and the beaches are all a long drive, and there is no Metro.

Internal roads are wide and well signed; the friction is the junctions onto the Dubai to Al Ain road and Sheikh Mohammed Bin Zayed Road at peak, and the drive time to anywhere on the coast.

Service charges are among the lowest in the city and the free zone authority maintains the public realm to a decent standard, so streets, parks and lighting hold up better than in the privately built Dubailand districts. Older residential towers have the usual mixed maintenance record and should be inspected on that basis. The district is largely built out, with new residential plots developing on the fringes rather than in the centre.
