City of Arabia is a Dubailand district in the Wadi Al Safa area, off Sheikh Mohammed Bin Zayed Road near Global Village. It was launched as an ambitious mixed-use city with a very large mall, a themed park and a canal at its centre; what actually got built is IMG Worlds of Adventure, a run of mid-rise apartment blocks and a road grid, with the mall never delivered.
That history explains the district as it stands today. The residential stock is apartments, mostly studios to two-bedrooms in mid-rise buildings, put up by a number of different developers to varying specifications, alongside a smaller amount of townhouse product on the edges.
It suits an investor who wants cheap new-build apartment stock with a deep, price-sensitive tenant base, and a resident who works in Dubailand or Silicon Oasis and wants to own rather than rent. It suits nobody expecting the master plan's amenities to arrive, and nobody who needs walkability, a beach or a Metro.

Living in City of Arabia
Daily life here is functional. Buildings have ground-floor retail and supermarkets, the road network is wide and quick outside peak hours, and Sheikh Mohammed Bin Zayed Road and Emirates Road carry you across the city, slowly in the morning and evening.
What the district lacks is the connective tissue: no completed centre, no park worth the name, and gaps of undeveloped plot between the built blocks. Service charges are low, which is part of the value case, and building management standards vary considerably because there is no master developer imposing one. Read the specific building's budget and look at how the common areas are actually maintained before you buy anything here.

Rental demand is reliable because the tenant pool at this price is enormous and the location is convenient for the Dubailand and Silicon Oasis employment corridors. The weaknesses are supply and reputation: unbuilt plots can still be developed, the abandoned parts of the original master plan sit visibly nearby, and capital growth has historically lagged the districts with a single master developer behind them. Resale works but takes time, and the quality of the individual building drives the outcome far more than the district name.
