Motor City is a Union Properties community in Dubailand, built around the Dubai Autodrome between Sheikh Mohammed Bin Zayed Road and Al Khail Road. It is one of the few inland districts of its generation that was completed largely as planned, which is why it feels finished in a way its neighbours do not.
The stock is mostly low-rise. Uptown Motor City is a grid of four to seven storey apartment buildings around landscaped courtyards, with studios through three-bedrooms and unusually generous room sizes for the price. Green Community Motor City adds villas and townhouses on mature, heavily planted streets. There are almost no towers here, and the height limit is a large part of the district's character.
It suits a family or a couple who want space, greenery and quiet at a mid-market price, and who do not need to be near the sea. It suits less well anyone who wants a Metro, a beach, or a nightlife district: Motor City is a residential suburb with a racetrack attached, and its evenings are quiet.

Living in Motor City
Motor City is one of the more walkable inland communities. Uptown's courtyards, pavements and shaded street retail mean residents genuinely walk to a supermarket, a cafe or a gym. Traffic inside the community is light; the pressure points are the exits onto Hessa Street and Mohammed Bin Zayed Road at peak, and Autodrome event days, when the racetrack draws crowds and the noise carries to the nearer buildings.
Service charges are moderate and the community management is stable, with mature landscaping that has been maintained rather than allowed to slide. The district is essentially complete, so there is very little construction disruption, which is unusual in this part of Dubailand and worth something. What it lacks is scale of retail: First Avenue Mall covers the basics, but anything larger means a drive to Dubai Hills or Al Barsha.

Who buys in Motor City
Motor City has an unusually high proportion of owner-occupiers for a mid-market inland district. The buyers are British, European, Indian, Lebanese and South African families and couples, often people who rented here first and stayed because of the green streets and the low-rise scale. Investors are active on the smaller Uptown apartments, and the tenant market is steady and long-staying, which matters more to net return than headline rent.
Resale is consistent rather than fast. The community's fixed size and finished state work in a seller's favour, since there is no wave of new supply undercutting existing stock the way there is in JVC or Arjan. Ground-floor apartments with private terraces, courtyard-facing units, and the villas in Green Community are the products that attract competing offers.

Most of Uptown and Green Community are far enough away that it registers as background noise rather than a nuisance. If you are sensitive to it, view on an event day before deciding.
What do I lose by choosing Motor City over a coastal district?+
The sea, the Metro and the restaurant choice. Everything here is a drive, and the community's own retail is limited to the essentials plus a small mall. In exchange you get low-rise streets with real trees, larger apartments for the money, a school inside the community, and a district that is finished rather than half built.
