Arjan is a Dubailand sub-community on the inland side of Sheikh Mohammed Bin Zayed Road, wedged between Al Barsha South, Dubai Science Park and the Miracle Garden. It began as a leisure destination attached to the flower and butterfly gardens and became, over the last decade, one of the city's busiest apartment-building zones.
The stock is almost entirely new apartment blocks: studios, one and two-bedrooms, with a scattering of larger units, built by a long list of mid-market developers on separately sold plots. Quality varies by developer rather than by street, and the newer generation of blocks is noticeably better specified than the first wave.
It suits an investor who wants a new-build apartment at a low entry price with a genuine tenant market, or an end user who values a bigger flat and a short drive to Mall of the Emirates over a coastal address. It suits less well anyone who wants an established neighbourhood: Arjan is still filling in, with open plots between finished buildings.

Living in Arjan
Arjan is quiet by day and car-dependent at all hours. There is no Metro, and the community is served by Sheikh Mohammed Bin Zayed Road and Umm Suqeim Road, both of which put Al Barsha, Dubai Hills and the Marina within a fifteen to twenty five minute drive outside peak. Ground-floor retail, supermarkets, clinics and cafes have arrived building by building, so daily errands are manageable on foot within a block or two.
Service charges are low, which supports the yield case, and the buildings are new enough that maintenance backlogs have not yet appeared. The trade-off is construction: several plots in the district are active at any time, and a building with an open view today may face a neighbouring tower in a couple of years.

Arjan's buyers are overwhelmingly investors from India, Pakistan, Russia, the CIS and increasingly Europe, buying one or two units off-plan on a payment plan at an entry price that suits a first Dubai purchase. End users are a growing minority: couples and small families who rent nearby and buy here because the same money gets a materially larger apartment than in Al Barsha or the Marina. Tenants are professionals working in Barsha, Dubai Hills, Media City and Internet City, all within an easy commute.
Resale is active but crowded, for the same reason as in the other Dubailand districts: a great many similar units and a steady stream of new launches. Liquidity comes from pricing against the current market rather than the purchase price.

What you gain is a considerably lower entry price, a newer building, more floor area and lower service charges, which is why the rental return here holds up well.
Is the construction around Arjan going to stop soon?+
Not for some years. Plots across the district are still being sold and developed, so expect ongoing site activity, hoarding and occasional road diversions somewhere nearby. Practically, this means you should check the approved plans for the plots directly around any building you are considering, especially if the view or the daylight is part of what you are paying for.
