The Greens and The Views are two adjoining Emaar communities on the inland side of Sheikh Zayed Road, between Dubai Internet City and Emirates Golf Club. They were among the first freehold apartment communities Emaar built in Dubai and they remain one of the few places in the city where apartment living happens at low rise, among mature landscaping, rather than in a tower.

The Greens is the older and denser of the two, a set of low-rise blocks arranged around pools and gardens. The Views sits beside it, closer to the golf course and the lake, with a slightly higher specification and buildings such as Fairways, Links, Mosela and the Golf Towers. Stock is studios to three-bedrooms, with a small number of larger units and townhouse-style ground floors.

It suits a buyer who wants a green, quiet, mature community minutes from the Marina and Media City, with a Metro station on the community edge. It suits less well anyone who wants a new building, a sea view, or the largest possible apartment for the money.

Living in The Greens and The Views

The appeal is that these communities grew up. The trees are twenty years old, the pools and gardens are properly maintained, the buildings are only a few storeys high, and you can walk between them, which is not true of most Dubai apartment districts. Dubai Internet City Metro station sits on the Sheikh Zayed Road edge, and the Marina is a short drive.

Age shows in the details. Kitchens and bathrooms in unrenovated units are original, lifts and common areas depend on how each building's owners association has spent, and parking allocations are tight in the older blocks of The Greens. Service charges are moderate for the amenity provided. Traffic at the Sheikh Zayed Road interchange serving the community is heavy in the peaks, and the walk to the Metro crosses the motorway on the station's own concourse rather than at street level.
