Al Reem Island is a natural island in the heart of Abu Dhabi, a bridge away from Al Maryah Island, and Visit Abu Dhabi describes it by its skyline: the Gate Towers and the high-rises around them. It holds more homes than any other of the emirate's investment zones, where non-UAE nationals can buy, and since April 2023 it has been part of Abu Dhabi Global Market (ADGM), the financial centre whose jurisdiction now covers both Al Reem and Al Maryah.

The island is mostly high-rise, with districts such as Shams, Najmat and the City of Lights. Lower-rise homes are arriving too: Modon launched Maysan in October 2024 as a freehold development whose first phase has 132 four-storey stacked maisonettes in a gated community and 184 townhouses. Among the towers under way, Radiant gives the first quarter of 2029 as the handover target for its Radiant Atrium Towers in the City of Lights, and Ohana unveiled its Elie Saab Waterfront residences in May 2024.

It suits a buyer who wants a city apartment close to the offices of Al Maryah and the centre, with a large mall, schools and a university on the island itself. It suits less well anyone who wants a house and garden or a quiet street: Al Reem is dense, and a good deal of it is still being built.

Living in Al Reem Island

Daily life is urban and mostly within reach. Reem Mall, inaugurated in May 2024, has more than 400 shops and restaurants, a Carrefour and Snow Abu Dhabi, one of the world's largest indoor snow parks by Visit Abu Dhabi's description, and The Galleria on Al Maryah Island is a bridge away, with Cleveland Clinic Abu Dhabi also on Al Maryah. Visit Abu Dhabi points to the cafés of Shams Boutik, Al Fay Park and Reem Beach for paddleboarding. Bus 65 links the island with Marina Mall; the Experience Abu Dhabi visitor shuttle stops at The Galleria rather than on Al Reem; and Etihad Rail is running a shuttle, booked in advance at AED 10 a journey, between Reem Mall and its Mohamed bin Zayed City station, listed by the mall from 14 September to 31 December 2026.

Road links improved in March 2026, when the Department of Municipalities and Transport opened two marine bridges joining Al Reem directly to the Sheikh Khalifa Bin Zayed Highway (E12), the Dubai-bound road, and letting drivers from Saadiyat bypass the city. The AED 450 million project was expected to cut peak-hour journeys by 60 percent, or 15 minutes, and to ease Hamdan Bin Mohammed Street and Mina Road; it is part of the AED 3 billion Mid-Island Parkway, due for completion by 2028. Expect cranes for years yet: the Abu Dhabi Real Estate Centre names Al Reem among the six districts that will drive most of the emirate's new housing supply to 2030, so ask what is planned around any building before you buy.

Who buys in Al Reem Island

Al Reem is the biggest pool of homes among Abu Dhabi's investment zones: the Abu Dhabi Real Estate Centre counted about 27,500 units here in the first half of 2026, the most of any zone. Its report for that half recorded AED 10.5 billion of residential sales for Al Reem and Al Maryah together, behind Hudayriyat and Saadiyat, and found that off-plan deals made up 89 percent of sales value across the emirate. That depth cuts both ways: a large market to sell into, and plenty of competing stock, with more towers to come.

The paperwork is different here. On 1 January 2025 property registration on Al Reem moved from Abu Dhabi Municipality to ADGM, whose Registrar carried across the ownership interests recorded on the Abu Dhabi Real Property Register before that date, and all real estate interests here, mortgages included, are now governed by ADGM's Real Property Regulations 2024. Have a lawyer who knows ADGM's real property rules confirm how the title, any mortgage and the service charge are recorded before you sign, and for an off-plan home, ask the developer for its own completion date rather than one quoted by an agent.

Can foreigners buy property on Al Reem Island?

Yes. Reem is on the government's list of areas in Abu Dhabi where foreigners may own property, and the Abu Dhabi Real Estate Centre counts it among the emirate's investment zones. Under Abu Dhabi's real estate ownership law (Law No. 19 of 2005, as amended by Law No. 13 of 2019), non-UAE nationals may acquire property rights in these zones. What differs on Al Reem is the legal framework: since 1 January 2025 property here has been registered by ADGM and governed by its Real Property Regulations 2024, so have a lawyer who knows those regulations check the title type and the registration before you commit.

What is ADGM, and why does it matter on Al Reem?

Abu Dhabi Global Market is the emirate's international financial centre. Its jurisdiction, which already covered Al Maryah Island, was extended to Al Reem Island on 24 April 2023, and on 1 January 2025 property registration on Al Reem moved from Abu Dhabi Municipality to ADGM, carrying across the ownership interests already recorded. In practice a sale on Al Reem is registered under ADGM's Real Property Regulations 2024 rather than through the Abu Dhabi Real Estate Centre, as elsewhere in the emirate, so use a lawyer who knows those rules to check the transfer.

How do you get from Al Reem Island to Saadiyat and Dubai?

Since March 2026, two marine bridges have linked Al Reem directly to the Sheikh Khalifa Bin Zayed Highway (E12), the Dubai-bound road, and let drivers from Saadiyat reach the island without crossing the city; the Department of Municipalities and Transport expected them to cut peak-hour journeys by 60 percent, or 15 minutes. For Dubai by rail, Etihad Rail's trains run from Mohamed bin Zayed City station on the mainland, and its shuttle to that station from Reem Mall, which the mall lists until 31 December 2026, has to be booked in advance.

Which schools are on Al Reem Island?

Nord Anglia International School Abu Dhabi teaches the UK curriculum from Early Years to Year 13 on the island, and GEMS World Academy Abu Dhabi moved to a new campus at Najmat on Al Reem in 2022 and now takes pupils from FS1 to Year 12.
