Hudayriyat Island lies directly opposite Al Bateen, off Abu Dhabi island, and is reached by the Hudayriyat Bridge. Modon is the master developer, and its masterplan covers about 51 million square metres, which Modon describes as roughly half the area of Abu Dhabi island. Most people still know it as somewhere to drive to for sport; the homes are what change that.
The island already works as a public sports and leisure destination: Surf Abu Dhabi, the Marsana waterfront, 321 Sports, the Circuit X adventure parks, the 15 kilometre Trail X mountain bike trail and looped cycling routes of 1 to 10 kilometres, which Modon's masterplan would extend to a network of about 220 kilometres. The homes are the newer layer. Modon lists a string of gated communities with handovers from late 2027 to 2031, and Wadeem Gardens, Modon's villa launch with handover planned for Q2 2031, is one of them.
It suits an active family that wants a villa, a beach and a bike track on the doorstep, within a short drive of the city. It suits less well anyone who wants to move in soon with a finished neighbourhood around them: most of the island's homes, schools and shops are still plans and building sites, and will be for several years.

Living in Hudayriyat Island
Today the island is a car and bicycle place. Visit Abu Dhabi puts it 15 to 20 minutes from most of the city, with plenty of parking at Marsana, Hudayriyat Beach and Circuit X, and bus route 73 runs over the bridge. Hudayriyat Beach is free; the beaches at Marsana East and Marsana West charge entry. Modon puts Zayed International Airport (formerly Abu Dhabi International Airport) about 25 to 30 minutes away and Dubai about 140 kilometres, roughly an hour and 20 minutes by car.
Be clear about timing. Modon's community pages put Al Naseem first, with its first phase due in Q4 2027, followed by Nawayef Park Views in Q1 2028, Nawayef East in December 2028, Nawayef Village from Q1 2029, the Bashayer phase now on sale in 2030 (villas in Q1, apartments in Q2), Hudayriyat Golf Estates in Q3 2030 and Wadeem Gardens in Q2 2031. Some of Modon's pages still show earlier dates, so go by the handover date in your sale contract. Schools and healthcare are allocated plots in Modon's plan, not open buildings, so early residents will drive across the bridge to Al Bateen and Al Mushrif, on Abu Dhabi island, for both. Expect construction around you until at least 2031.

Who buys in Hudayriyat Island
Modon states that its Hudayriyat homes are open to buyers of all nationalities on a freehold basis. The Abu Dhabi Real Estate Centre ranked Hudayriyat first in the emirate by transaction value in the first quarter of 2026, and first by residential sales value for the first half of the year. No community on the island has been handed over yet, so those rankings reflect off-plan sales, not demand for finished homes. Every community is Modon's, so a buyer is choosing a community and a handover date as much as a house.
The trade-off is time. A buyer here is buying a plan, a handover date several years out and a developer's promise about the schools, clubhouses and shops that will surround the house. Read the handover and completion terms for the specific community, and do not assume a sea view or beach frontage the developer has not specified: Modon states, for example, that the Wadeem Gardens villas are not directly on the waterfront.

Can foreigners buy on Hudayriyat Island?+
Modon states that its Hudayriyat homes are available to buyers of all nationalities on a freehold basis. Non-UAE nationals can hold freehold title in Abu Dhabi within designated investment zones, so confirm in the sale contract that the specific unit is freehold and can be registered in your name. For an apartment, the title covers the unit and a share of the common parts, not the land itself. Off-plan sales are recorded in the Abu Dhabi Real Estate Centre's Interim Real Estate Register: the seller must apply, and if the sale has not been registered within 21 days, the buyer can apply directly.
What is being built on Hudayriyat Island?+
Modon lists seven residential communities on the island: Al Naseem, Nawayef Park Views, Nawayef East, Nawayef Village, Bashayer, Hudayriyat Golf Estates and Wadeem Gardens. Its community pages give handovers from Q4 2027, for the first phase of Al Naseem, to Q2 2031 for Wadeem Gardens. The Wadeem Gardens district adds a 2.3 kilometre climate-controlled spine, six clubhouses, an arena, healthcare centres and two international schools, all planned rather than open.
