Saadiyat Island lies off Abu Dhabi island, joined to the city and to Yas Island by the Sheikh Khalifa Bin Zayed Highway. It is the emirate's cultural district as well as a residential one: Louvre Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi and teamLab Phenomena Abu Dhabi are open, and the Department of Culture and Tourism has set 11 December 2026 as the opening date for Guggenheim Abu Dhabi. Critically endangered hawksbill turtles nest on its beaches, and volunteers from the Environment Agency Abu Dhabi's Saadiyat Turtle Patrol monitor the nests.
The housing is spread across distinct communities rather than one town centre. Mamsha Al Saadiyat is the beachfront community beside the Louvre, Saadiyat Lagoons is a newer community with two schools inside it, and the Saadiyat Beach area carries the golf course and the beach resorts. The newest addition is Marsa Al Saadiyat, a large waterfront district Aldar announced in July 2026, where the first homes are the Talay villas.
It suits a family that wants a beach, a good school and the museums within a short drive, and a buyer who values open space and low density over nightlife. It suits less well anyone who wants to live without a car, or who needs to be in Dubai most days: Saadiyat is a quiet island address at the Abu Dhabi end of the coast road.

Living in Saadiyat Island
Daily life runs by car. Visit Abu Dhabi puts the island about 15 minutes from the city centre and 25 to 30 minutes by taxi from Zayed International Airport. The island has no rail station yet: Etihad Rail's Abu Dhabi passenger station is on the mainland at Mohamed bin Zayed City. Public buses and the free Experience Abu Dhabi visitor shuttle reach the island; the shuttle runs from the airport and downtown to stops such as Louvre Abu Dhabi.
Much of the island is still being built. Aldar's Saadiyat Grove retail and dining district is announced to open in Q4 2026, Cranleigh Abu Dhabi's Prep and Senior school is due to move to a new campus beside its Pre-Prep campus at Saadiyat Lagoons in the 2027 to 2028 school year, and Marsa Al Saadiyat is a multi-year masterplan whose roads, tunnels and high-speed Etihad Rail station are planned rather than built. Expect cranes and road works around the cultural district and the marina district for years, and check what will rise in front of any home before you buy.

Who buys in Saadiyat Island
Saadiyat is one of Abu Dhabi's investment zones, where non-UAE nationals can buy property, including on a freehold title. A home can also be held on a musataha, usufruct or long lease, so check which title you are buying. The pull is a combination found in few other places in the emirate: a long natural beach, established British, American and French schools, and the museums. The Abu Dhabi Real Estate Centre's report for the first half of 2026 placed Saadiyat second in the emirate by residential sales value, after Hudayriyat Island.
The case for buying here is mostly a case for living here, or for a second home used often: the beach, the schools and the museums are the asset, more than any single building. With Saadiyat Grove, the Guggenheim and Marsa Al Saadiyat all arriving over the next few years, the main question for any buyer is what the next phase of building will do to their view and their street.

Can foreigners buy property on Saadiyat Island?+
Yes. Saadiyat is one of Abu Dhabi's investment zones. Under the emirate's real estate ownership law (Law No. 19 of 2005, as amended by Law No. 13 of 2019), non-UAE nationals may acquire property rights in these zones, including freehold. Not every home is held freehold: a title can also be a musataha, usufruct or long lease. Ownership passes only when the sale is registered with the Abu Dhabi Real Estate Centre (ADREC). An off-plan purchase is first entered on ADREC's Interim Real Estate Register and moves to the Real Estate Register once the project is complete and the price is paid in full. Check the title type in the sale contract and on the ADREC record, and take independent legal advice, before you commit.
How far is Saadiyat Island from Abu Dhabi airport and from Dubai?+
Visit Abu Dhabi gives about 25 to 30 minutes by taxi from Zayed International Airport and about 15 minutes to the city centre. For Dubai you take the Sheikh Khalifa Bin Zayed Highway to Yas Island and join the E11; the time depends on where in Dubai you are going and on traffic at the Abu Dhabi and Dubai ends. Etihad Rail has set 30 September 2026 for the start of its passenger service to Dubai, but its Abu Dhabi station is on the mainland at Mohamed bin Zayed City, not on Saadiyat.
Is the Guggenheim Abu Dhabi open?+
Not as of September 2026. The Department of Culture and Tourism has announced that Guggenheim Abu Dhabi opens on 11 December 2026. Louvre Abu Dhabi, Zayed National Museum, Natural History Museum Abu Dhabi and teamLab Phenomena Abu Dhabi are already open in the same district.
Which schools are on Saadiyat Island?+
Cranleigh Abu Dhabi and Muna British Academy teach the British curriculum on the island, Lycée Français International Théodore Monod teaches the French curriculum from nursery to Grade 12 at its Saadiyat campus, and the American Community School of Abu Dhabi has moved to a new Saadiyat campus. NYU Abu Dhabi's campus is also here. Aldar Education has announced that Cranleigh's Prep and Senior school will move to a new campus beside its Saadiyat Lagoons Pre-Prep campus in the 2027 to 2028 school year; the current campus stays open until then. Check current places and ratings with each school and on ADEK's listings.
What is Marsa Al Saadiyat?+
A waterfront district on Saadiyat, formerly called Saadiyat Marina District, announced by Aldar on 22 July 2026 as master developer. The plan includes beaches, a marina, a yacht club, schools and a performing arts venue, Dar al Funoon, which the Department of Culture and Tourism commissioned and has set to open in 2030. Talay is its first residential address.
