Yas Island sits on the eastern edge of Abu Dhabi, just off the mainland, about 15 minutes from Zayed International Airport and about a 30-minute drive from central Abu Dhabi, by Visit Abu Dhabi's estimate. It is the emirate's leisure island first. Miral, the company behind it, has developed many of its attractions with American and European brands: Ferrari World, Warner Bros. World, Yas Waterworld and SeaWorld Yas Island, alongside the Yas Marina Circuit, home of the Formula 1 Abu Dhabi Grand Prix, the Yas Links golf course and Yas Mall. In May 2025 Disney and Miral announced a Disneyland resort on the island, and no opening date has been given.

Aldar's communities are spread across the island rather than around one town centre. Yas Acres, launched in 2016 on the northern shore, was planned as 1,315 villas; Yas Park Views, 341 standalone villas of three to five bedrooms, was launched in 2022; Gardenia Bay, an apartment community Aldar planned at 2,434 homes, sold its first three buildings within 24 hours in September 2023; Sama Yas, set in Yas Park, is 234 apartments, duplexes and penthouses; and Waldorf Astoria Residences Yas, the island's first branded homes, on the Yas Links course, sold all 133 on launch day in May 2025. In September 2026 Aldar launched Yas Riva Reserve, 292 villas of four to six bedrooms in a gated community on the north-east waterfront. Other developers, Reportage among them, have apartment projects around Yas Bay at the southern end of the island.

It suits a buyer who wants a newer home near the airport, a golf course, a beach and the circuit, with the theme parks as a bonus for children and guests. It suits less well anyone who wants a finished, quiet neighbourhood: Yas is a visitor destination as much as a place to live, with the crowds of race weekends and big events, and a good deal of its newest housing and several of its attractions are still being built.

Living in Yas Island

Daily life is mostly by car. The free Yas Express shuttle links the theme parks, Yas Mall, Yas Beach and Yas Marina, and Visit Abu Dhabi says the island can be reached by public bus. Etihad Rail's new passenger service from Dubai stops at Mohamed bin Zayed City station, opposite Dalma Mall, not on Yas, so the last stretch is by taxi; a high-speed Etihad Rail line with a stop on Yas Island is under construction and, The National reported in September 2026, due to open in 2030. For shopping, Yas Mall counts more than 370 brands and 68 places to eat, and IKEA has a store on the island. Yas Bay Waterfront, at the southern end, has the promenade restaurants.

Expect the island to keep growing for years. Aldar's launch-time targets were handovers from the second quarter of 2026 for Yas Park Views and from the second quarter of 2027 for Gardenia Bay's first phase, and completion in the third quarter of 2027 for Sama Yas, so check the current date for any home you look at. In July 2026 Aldar unveiled Yas Point, about 600,000 square metres on the north side with 1,600 homes, a resort hotel and an international school, and Cosmo Developments, a joint venture of Flag Holding and Reportage, has announced 3,950 apartments on Yas Canal. Miral has said it will spend AED 12 billion over five years on more hotels and attractions, three Harry Potter lands at Warner Bros. World are targeted for completion in 2029, and Sphere Abu Dhabi, between Yas Mall and SeaWorld, is expected to be finished by the end of 2029. Ask what is planned beside and in front of any home before you buy.

Who buys in Yas Island

Yas is one of the areas where Abu Dhabi lets non-UAE nationals own property, and one of the emirate's biggest markets. The Abu Dhabi Real Estate Centre's report for the first half of 2026 recorded AED 7.3 billion of residential sales on Yas Island, after Hudayriyat, Saadiyat, and Al Reem and Al Maryah counted together, and named Yas among the six districts expected to drive 77 percent of the emirate's new supply to 2030. Aldar opened Yas Park Views, Gardenia Bay and Sama Yas to buyers of all nationalities.

That supply is the thing to weigh. Several thousand more homes are planned on the island, from Gardenia Bay, Sama Yas and Yas Riva Reserve to Yas Point and the apartments on Yas Canal. For an apartment bought to let, compare it with what will be completed nearby in the same years, and ask the developer for the current handover date rather than the one in the launch brochure. For a villa, the communities differ more than any island average shows, so compare within the community.

Can foreigners buy property on Yas Island?

Yes. Yas Island is on the government's list of areas in Abu Dhabi where foreigners may own property. Under the emirate's real estate ownership law (Law No. 19 of 2005, as amended by Law No. 13 of 2019), non-UAE nationals may acquire property rights in these investment zones, including freehold. Not every home is held freehold: a title can also be a musataha, usufruct or long lease. Ownership passes only when the sale is registered with the Abu Dhabi Real Estate Centre (ADREC), and an off-plan purchase is first entered on its Interim Real Estate Register. Check the title type in the sale contract and on the ADREC record, and take independent legal advice, before you commit.

When will Disneyland Abu Dhabi open?

No date has been announced. Disney and Miral announced the resort on Yas Island in May 2025: Miral will develop and build it, and Disney's Imagineers will lead the creative design and operational oversight. In September 2026 Miral's chief executive said the Disneyland talks were progressing but gave no opening date. Treat any date in a sales brochure as the seller's estimate, not an official one.

How far is Yas Island from the airport and from Dubai?

Visit Abu Dhabi puts Yas about 15 minutes from Zayed International Airport and about a 30-minute drive from central Abu Dhabi. Dubai is a longer drive that depends on where in Dubai you are going and on traffic. Etihad Rail's passenger trains from Dubai arrive at Mohamed bin Zayed City station rather than on Yas, so the last part is by taxi; a high-speed line with a stop on Yas Island is under construction and, The National reported in September 2026, due to open in 2030.

Which Yas communities have villas?

Gulf News names West Yas, Yas Acres and Yas Riva as villa communities already on the island. Yas Acres was Aldar's 2016 launch on the northern shore, planned at 1,315 villas. Newer launches are Yas Park Views, 341 standalone villas of three to five bedrooms launched in 2022, and Yas Riva Reserve, 292 villas of four to six bedrooms that Aldar launched in September 2026 as a gated community on the north-east waterfront. Gardenia Bay, Sama Yas and Waldorf Astoria Residences Yas, by contrast, are apartments. Ask the developer for the current handover date of any home that is not yet finished.
