Mudon is a villa and townhouse community in Dubailand, off Al Qudra Road between Damac Hills and the Arabian Ranches side of the city. It was built by Dubai Properties as a gated, family-oriented community in phases named Rahat, Naseem, Arabella and, more recently, Al Ranim, arranged around a long central park.

The stock is houses: three to five-bedroom villas and townhouses on modest plots, with a small amount of apartment product added later. Layouts are conventional and practical rather than architectural, and the plots are compact by villa-community standards.

It suits a family that wants a gated house with a garden, a park on the doorstep and a school run measured in minutes rather than motorway junctions, at a price well below Arabian Ranches or Dubai Hills Estate. It suits less well anyone who commutes daily to the coast or DIFC, or who wants a large plot.

Living in Mudon

Mudon is a straightforward, settled family community. The central park runs the length of it with cycle and running tracks, courts, play areas and shaded walks, and the community centre supplies a supermarket, clinic, nursery and a handful of cafes.

The costs are distance and space. Everything beyond daily needs is a drive: Al Qudra Road and Sheikh Mohammed Bin Zayed Road carry you into the city and both are slow in the morning peak, and there is no Metro anywhere near. Plots are small, so houses sit close together and privacy in the garden is limited. Service charges are modest, community management by Dubai Properties is competent, and the older phases are fully handed over and mature while the newest phase is still bedding in.
