Damac Hills is a gated master community off Hessa Street and Umm Suqeim Road in the Dubailand belt. Its organising feature is the Trump International Golf Club Dubai, an eighteen hole championship course that the villa clusters wrap around, alongside a large central park.

The stock covers most family formats: independent villas of four to seven bedrooms on the golf frontage, townhouse clusters in the interior, and a substantial number of apartment buildings and serviced hotel-apartment blocks near the community entrance.

It suits a family that wants a gated golf community with real amenity at a price far below Emirates Hills or Dubai Hills, or an investor buying an apartment beside an established community rather than in an unbuilt one. It suits less well anyone tied to the coast or to the city centre: everything here is a drive.

Living in Damac Hills

The community works as a self-contained suburb. It is gated and quiet, and The Park at its centre provides open lawns, sports pitches, a skate park, stables and play areas, which is more usable green space than most Dubai communities offer. There is a supermarket, a community retail strip, clinics, nurseries and a school inside the gates, so ordinary weeks do not require leaving. Traffic builds at the Hessa Street exit at peak and on weekend evenings.

Service charges are moderate for the villas and higher in the serviced apartment blocks, and the community's management has had a mixed reputation over the years. The villa clusters are finished and mature. Apartment plots near the entrance are still being developed, so the entrance side of the community has ongoing construction while the golf side does not.

Who buys in Damac Hills

The villas sell to families: Indian, British, Russian, European, Lebanese and increasingly Chinese buyers who want four to six bedrooms, a garden and a golf outlook, and who compare this community directly with Arabian Ranches and Dubai Hills before choosing it on price. Many are residents converting rent into ownership rather than overseas investors. The apartments are a separate market, bought overwhelmingly for yield by smaller-ticket international investors, and let to tenants who want a gated community at an accessible rent.

Villa resale is dependable, since the supply is fixed and golf-frontage plots in particular have a limited and identifiable buyer pool that keeps returning. Apartment resale is more competitive and sits closer to the general mid-market, competing with Motor City, Sports City and the Dubailand blocks. Presentation matters here more than in most communities: the villas were delivered to a builder's standard, and an upgraded house stands out immediately.

Damac Hills: common questions

What is the price per square foot in Damac Hills?+

What does a typical unit in Damac Hills sell for?+

The median registered price over the last three complete months is AED 1.19M, across 4,668 registered sales in three years. The register is as of 2 September 2026.

How many off-plan projects are there in Damac Hills?+

17 off-plan projects from 2 developers are catalogued in Damac Hills, priced from AED 862K, with handovers from 2016 to 2029. 10 are complete and 7 are under construction.

Is Damac Hills freehold?+

Yes. Damac Hills is a designated freehold community, so buyers of any nationality can own villas, townhouses and apartments outright with a title deed registered at the Dubai Land Department. Villas are sold with their plot, and every owner belongs to an owners' association funding the gated security, landscaping, roads and community facilities.

What is the trade-off of living in Damac Hills?+

Distance. You are twenty minutes or more from the Marina, further from Downtown, and there is no Metro, so a household needs two cars and the school run and commute both happen on congested arterials at peak. What you get is a gated community with a championship golf course, a genuinely large park, a school inside the gates and family houses at a price the established golf communities cannot match.

Do I need to be a golfer to buy here?+

No, and most residents are not. The course functions mainly as landscaping and as a guarantee of open outlook for the villas facing it, which is why golf-frontage plots hold their premium. Club membership is separate from ownership, so budget for it if you intend to play, and treat the view rather than the tee times as what you are paying for.
