Damac Lagoons is a villa and townhouse master community in the Dubailand belt, sitting directly across from Damac Hills on the Sheikh Zayed Bin Hamdan Al Nahyan Street corridor. Its organising idea is water: a network of crystal lagoons, sandy edges and swimmable inlets running between the housing clusters.

The community is divided into clusters named after Mediterranean destinations, each with its own architectural treatment and its own stretch of lagoon frontage. The stock is townhouses and villas of three to six bedrooms, delivered in phases, with a smaller number of apartment buildings added later in the masterplan.

It suits a family that wants a new house with lagoon access at a price well below the established villa communities, or an investor buying townhouses in a name that sells strongly to overseas markets. It suits less well anyone who needs a finished, serviced community today, or a short commute to the coast or the centre.

Living in Damac Lagoons

The lagoons are the reason to be here and they do work: swimmable water, sand, and walkable paths between clusters give the community something no golf or park community offers. Around that, daily life is still thin. Retail, clinics, schools and restaurants inside the community are limited, so residents drive to Damac Hills, Motor City or Dubai Hills for most things.

Access is by Sheikh Zayed Bin Hamdan Al Nahyan Street and Emirates Road, with no Metro anywhere near, so this is a two-car household community and the drive to the Marina or Downtown is a real commitment at peak. Service charges are moderate but the lagoons themselves are a significant maintenance item, so the water quality and the landscaping upkeep are the things to inspect and to ask about. Construction continues across several clusters and will for some time.
