Damac Hills 2, launched originally as Akoya Oxygen, is a large townhouse and villa community on the Al Qudra road, deep in the desert belt south-east of the main city and a considerable distance from both the coast and Downtown. It shares a developer with Damac Hills but almost nothing else.
The stock is repeated rows of two to four bedroom townhouses and a smaller number of standalone villas, delivered in numbered clusters over many years, with apartment buildings added later. The houses are compact, efficiently laid out and finished to a builder's standard, which is what allows the entry price to sit at the bottom of the freehold house market in Dubai.
It suits a first-time buyer or a family who wants a whole house rather than an apartment for the lowest price in the market, and who works locally or from home. It suits less well anyone commuting daily into the city, or anyone who needs schools, hospitals and shops close at hand.

Living in Damac Hills 2
The community is quiet, green in the landscaped sections and very large, with in-community leisure that goes further than most budget communities: a wave pool, sports courts, a fishing lake and open lawns. What it does not have is a proper town centre. Supermarkets and a few retail units serve the clusters, but a serious shop, a hospital visit or a restaurant means driving twenty to thirty minutes.
The commute is the honest constraint. Al Qudra Road and Emirates Road are the only routes in, there is no Metro within reach, and the drive to Business Bay or the Marina is long at peak in a way that changes how a household lives. Service charges are low, appropriate to the price, and the maintenance standard has been uneven across clusters. Parts of the community are still being built.

Who buys in Damac Hills 2
This is the entry point to house ownership in Dubai, and the buyer base reflects that. Indian, Pakistani, Egyptian, Filipino and CIS buyers dominate, many of them residents buying their first property. Investors buy the smaller townhouses for a rental market of families who want a house rather than a flat and cannot afford one closer in, which is a large and durable tenant pool.
Resale is the weakest part of the proposition and buyers should be clear-eyed about it. The houses are numerous and near-identical, the developer continues to release new clusters at competitive terms, and the buyer for a resale here is price-sensitive by definition. Expect a longer marketing period than in the mid-market communities, and expect the plot, the cluster and the proximity to the amenity spine to do most of the differentiating.

This works for people who work locally or remotely, and punishes anyone with a daily commute into the centre.
Is it comparable to Damac Hills?+
Only in name. Damac Hills is a gated golf community much closer to Al Barsha and the Marina, with a school and retail inside the gates, and it costs substantially more. Damac Hills 2 is far further out on the Al Qudra road, denser, plainer and cheaper, aimed at buyers for whom the alternative is renting an apartment rather than buying a villa.
