The Valley is Emaar's townhouse and villa master community on the Dubai to Al Ain road, on the southern edge of the city past Dubai Silicon Oasis. It is one of the furthest large communities from the coast, laid out as a series of gated phases (Eden, Nara, Talia, Elora, Rivana, Alana and the larger Farm Gardens plots) around a central town centre, a sports village and a sand beach built into a park.

The stock is almost entirely three and four-bedroom townhouses, with a smaller number of detached villas and, in Farm Gardens, plots large enough to grow something on. What you are buying is floor area and a garden at a price that is not available anywhere closer in.

It suits a family that wants a new-build house with a private garden, is content to drive everywhere, and values space over proximity. It suits nobody who works in the Marina or DIFC and wants a short commute, and nobody who wants a walkable, finished neighbourhood on the day they move in.

Living in The Valley

Life in The Valley is car-based and quiet. The community is off the main road, so traffic noise is not an issue inside it, but every trip to a mall, a hospital or a Metro station starts with the Al Ain road, and that road backs up towards the city in the morning peak.

Emaar's community management is the usual standard: parks, pools and pocket gardens are maintained properly, and service charges on a townhouse are low compared with any apartment building because you are paying for landscaping and security rather than lifts, pools and a lobby. Earlier phases are handed over and lived in; later phases are still building, so expect construction traffic and hoarding on parts of the site for some time yet.

The buyer here is overwhelmingly an end user: Indian, Pakistani, British and Egyptian families already living in Dubai who are trading a two-bedroom apartment for a house, plus a growing number of European and Russian-speaking families relocating with children.

Investors are a minority and mostly hold for capital growth on a long payment plan rather than for rent, since rental demand this far out is thinner than in the established villa belts. Resale liquidity is real but slower than a central apartment: the register turns over steadily, buyers are picky about phase, plot and backing, and a unit priced above the plot next door will sit.
