Town Square is Nshama's master community off Al Qudra Road in Dubailand, built as a single walkable town rather than a set of gated villa clusters. A large central park sits at the middle of it, with low-rise apartment blocks ringing the park and townhouse streets (Zahra, Hayat, Naseem, Rawda and the rest) fanning out behind them.

The mix is unusual for this part of Dubai: apartments in near-equal measure with houses, mostly one and two-bedrooms in blocks of six to eight storeys, and half three and four-bedroom townhouses.

It suits a buyer who wants the lowest realistic entry price for a new-build home in a properly planned community, and who will use the park, the cycle paths and the cinema rather than driving to Downtown every weekend. It suits less well anyone who needs a beach, a Metro station or a short commute to the western business districts.

Living in Town Square

The point of Town Square is that you can walk. The central park runs the length of the community with a skate park, splash pads, courts and a long looped path, and the apartment blocks face it directly, so daily life for a lot of residents happens on foot.

The trade-off is the drive out. Al Qudra Road and Sheikh Mohammed Bin Zayed Road carry everything, and the morning run towards the city is slow. Service charges are among the lowest of any managed community in Dubai, which is part of the value case, but the finish level matches that: the buildings are simple, the lifts are basic and the maintenance standard is adequate rather than luxurious. Most of the community is handed over and occupied, with later plots still filling in.
