Jumeirah Golf Estates is a golf community in south-west Dubai, built around two 18-hole courses designed by Greg Norman. The Earth Course takes its cue from European and North American parkland courses, with water hazards and white bunkers, and hosts the DP World Tour Championship, the last event of the tour's season, every November. The Fire Course is a desert layout of native grasses and large terracotta bunkers. The Land Department's project records place the Jumeirah Golf Estates master project under the area name Me'aisem First; the community lies south of Dubai Production City and Dubai Sports City, reached from Sheikh Mohammed Bin Zayed Road and Al Khail Road.
The established community is a set of separately named villa districts laid along the fairways, more than a dozen of them, from the Tuscan-style three and four-bedroom villas of Whispering Pines to the contemporary houses of Sienna Views and Hillside. New homes come from two sources: developers other than the master developer, with villa collections on new plots inside the community, among them Arada's Jouri Hills, Taraf's Terra Golf Collection and Dar Global's D-Villas; and Wasl's expansion to the west, The Next Chapter, planned with several times as many homes as the original estate.
It suits a family that wants a house and a garden on a golf course, and a golfer who wants the club at the end of the street. It suits less well anyone who wants a beach, a routine without a car, or a finished neighbourhood: Wasl's plans for the land next door run to 2029 and beyond, so expect building work nearby for years.

Living in Jumeirah Golf Estates
Daily life is residential and runs by car. The clubhouse is the social centre, with its restaurants, pools, a gym, padel and tennis courts and a spa; the club is run by Dubai Golf, so do not assume a home comes with golf or club membership, and ask what access it includes before you price it in. Arada and Taraf both cite two neighbourhood shopping centres in the community for the daily shop, and City Centre Me'aisem, just north in Dubai Production City, is the nearest mall for a bigger shop. Service charges differ by district, so ask for the district's DLD-approved service charge budget before you offer.
The Metro station that carries the community's name is not among the villa districts. It sits at the junction of Sheikh Mohammed Bin Zayed Road and Al Yalayis Street, west of the existing villa districts and too far to walk from most homes; it opened in 2021 with 400 parking spaces around it. The bigger change is The Next Chapter. Wasl's announcement puts 12,345 new homes, most of them apartments, on 4.68 million square metres, with a Mandarin Oriental hotel, a tennis stadium for about 5,000 spectators, an equestrian centre and an 18-hole course of its own. Expect construction traffic, and check what is planned beside any home before you buy.

Who buys in Jumeirah Golf Estates
The case for buying here is the golf. Two 18-hole Greg Norman courses, one of which hosts the tour's season finale, are things few communities can offer, and the houses sit around them. Since 2022, developers have launched villa collections on new plots inside the community: Arada's Jouri Hills, which Arada calls a phase of the Jumeirah Golf Estates master plan, launched in November 2022 with 294 homes from three-bedroom townhouses to six-bedroom mansions; Taraf's Terra Golf Collection followed in December 2023 with 84 villas and townhouses; and Dar Global's D-Villas offer four and five-bedroom villas, with completion expected in December 2029 by Dar Global's estimate. Check each project's handover status with the developer before you buy.
The question for any buyer now is scale. Wasl plans The Next Chapter for more than 51,700 residents, most of them in apartments, with a school, a hospital and shops, and Etihad Rail's Dubai station and the planned Metro Gold Line terminus sit beside it. That brings amenities the original estate never had, and years of building before they arrive. Weigh which side of the master plan a home sits on, what will rise beside it, and whether you are buying the quiet villa estate of today or the larger town it is becoming.
Jumeirah Golf Estates: common questions
How many off-plan projects are there in Jumeirah Golf Estates?+
6 off-plan projects from 5 developers are catalogued in Jumeirah Golf Estates, priced from AED 7.30M, with handovers from 2024 to 2029. 1 are complete and 5 are under construction.
Can foreigners buy property in Jumeirah Golf Estates?+
Wasl describes its expansion, Jumeirah Golf Estates The Next Chapter, as a freehold community open to local and international buyers, and developers including Arada, Taraf and Dar Global have sold villas on new plots inside the community. We have not confirmed the established districts against an official freehold list, so for any home ask to see the title deed and confirm with the Dubai Land Department that the plot is freehold and open to foreign ownership. The Land Department records the master project under the area name Me'aisem First, a wider area than the golf estate, so filter its sales records by the master project name. For an off-plan home, also confirm the developer's registration and the escrow account before you pay.
Is there a Metro station in Jumeirah Golf Estates?+
There is one named after it. Jumeirah Golf Estates station, underground on the Red Line's Route 2020 branch, opened on 1 September 2021 with bus stops, taxi stands and 400 parking spaces around it. It sits at the junction of Sheikh Mohammed Bin Zayed Road and Al Yalayis Street, west of the existing villa districts and too far to walk from most homes. Etihad Rail's Dubai Al Yalayis station, due to open to passengers on 30 September 2026, stands beside it, and the Dubai Metro Gold Line, approved in April 2026, is planned to end here, with opening planned for 2032.
When is the DP World Tour Championship?+
Every November, on the Earth Course. It is the final event of the DP World Tour's Race to Dubai; in 2026 it runs from 12 to 15 November. If your home is near the clubhouse or the Earth Course, expect busier roads that week.
What is Jumeirah Golf Estates The Next Chapter?+
Wasl's expansion of the community, in Me'aisem First beside the Metro station. Wasl's announcement describes 12,345 new homes on 4.68 million square metres in six districts, with a Mandarin Oriental hotel, a tennis stadium, an equestrian centre, an 18-hole golf course, a school and a hospital. Wasl releases homes in phases, starting with estate homes: Cedarwood North has sold out, and Cedarwood Estates South (74 villas of four to six bedrooms, launched in May 2026) has a handover Wasl expects in the first quarter of 2029.
