Dubai off-plan handover pipeline

1,551 tracked Dubai off-plan projects carry a developer-stated handover date that is still ahead, out of 2,324 dated projects in the catalogue as of 20 July 2026. This report shows when that pipeline is promised to land, and how much of it is promised for the end of the year.

The headline: 2027 is the peak delivery year with 567 projects due, and stated completion dates cluster hard at year-end. 37% of all dated handovers fall in a fourth quarter and 30% in December alone, against the 25% and 8% an even spread would produce.

How to read the year-end cluster

When a developer quotes "Q4 2027", it is usually a target set at launch, rounded to the end of a year. The data shows how common that rounding is: December carries 689 stated handovers, more than 1x the busiest non-December month. For a buyer, the practical reading is that a Q4 date deserves more scrutiny than a mid-year date: ask what construction milestone the payment plan is anchored to, not just the quarter on the brochure.

Timing also shapes payment plans directly: the later the handover, the longer the instalment schedule runs before the balance falls due. We cover what those schedules typically look like in the payment plan norms report.

Methodology and limitations

Quarterly pipeline counts include Dubai projects whose stated handover date is in the future; the seasonality figures (Q4 and December shares) use all 2,324 dated Dubai projects, past and future, to measure the promise pattern across the whole catalogue. Dates are as published by developers and are not adjusted for expected delays.

Figures are computed directly from the Luxury Located project catalogue as of 20 July 2026 and refresh as the catalogue is updated. The catalogue is a broad, continuously maintained record of publicly marketed off-plan projects; it is not a register of every project in the emirate, and developer-stated dates, prices and payment plans can change after publication. Where a project does not state a value, it is excluded from that calculation rather than estimated.
