Dubai off-plan handover pipeline

1,075 tracked Dubai off-plan projects carry a developer-stated handover date that is still ahead, out of 1,575 dated projects in the catalogue as of 4 September 2026. This report shows when that pipeline is promised to land, and how much of it is promised for the end of the year.

The headline: 2027 is the peak delivery year with 422 projects due, and stated completion dates cluster hard at year-end. 36% of all dated handovers fall in a fourth quarter and 33% in December alone, against the 25% and 8% an even spread would produce.

The December spike is a promise pattern, not a construction pattern: year-end dates are round targets that frequently slip into the following year.

How to read the year-end cluster

When a developer quotes "Q4 2027", it is usually a target set at launch, rounded to the end of a year. The data shows how common that rounding is: December carries 514 stated handovers, more than 1x the busiest non-December month. For a buyer, the practical reading is that a Q4 date deserves more scrutiny than a mid-year date: ask what construction milestone the payment plan is anchored to, not just the quarter on the brochure.

Timing also shapes payment plans directly: the later the handover, the longer the instalment schedule runs before the balance falls due. We cover what those schedules typically look like in the payment plan norms report.

To see the individual projects behind any quarter, use the handover calendar, which lists every tracked project with a confirmed date, filterable by year, area and developer.

Methodology and limitations

Quarterly pipeline counts include Dubai projects whose stated handover date is in the future; the seasonality figures (Q4 and December shares) use all 1,575 dated Dubai projects, past and future, to measure the promise pattern across the whole catalogue. Dates are as published by developers and are not adjusted for expected delays.

Figures are computed directly from the Luxury Located project catalogue as of 4 September 2026 and refresh as the catalogue is updated. The catalogue is a broad, continuously maintained record of publicly marketed off-plan projects; it is not a register of every project in the emirate, and developer-stated dates, prices and payment plans can change after publication. Where a project does not state a value, it is excluded from that calculation rather than estimated.

Common questions

How many off-plan projects hand over in Dubai in 2027?

As of 4 September 2026, 422 tracked Dubai off-plan projects state a handover date in 2027, the busiest year in a forward pipeline of 1,075 projects. The count is of projects, not units, and the dates are developer targets rather than confirmed completions.

How many Dubai off-plan projects are still due to hand over?

As of 4 September 2026, 1,075 of the 1,575 dated Dubai projects in the catalogue carry a handover date that is still ahead. That pipeline runs from 2026 through 2031, with 219 projects promised before the end of 2026 and 422 in the 2027 peak. Projects with no stated date are counted nowhere on this page.

Which quarter is busiest in the Dubai handover pipeline?

As of 4 September 2026, 2027 Q4, with 156 projects due, out of the 1,075 in the forward pipeline. Fourth quarters take 36% of all 1,575 dated handovers against the 25% an even spread across four quarters would give.

When in the year do most Dubai off-plan completions fall?

As of 4 September 2026, at the end of it. Across the 1,575 dated Dubai projects, 36% state a fourth-quarter handover and 33% name December alone, which is 514 projects in a single month. An even spread across twelve months would put far fewer there.

Are Dubai off-plan handover dates reliable?

As of 4 September 2026, the December cluster of 514 projects, 33% of the 1,575 dated ones, is a promise pattern rather than a construction pattern: year-end targets are set at launch and rounded. Treat a quarter on a brochure as intent, and ask which construction milestone the payment plan is anchored to. Nothing on this page is adjusted for expected delay.
